Maintenance Manager Job Description
Exempt (Full-Time, Year-Round)
Reports to Executive Director (ED)
$45,000-$55,000 Salary (based on experience)

Position Summary
Jameson Camp is a year-round camp and retreat center on 135-acres on the outskirts of Indianapolis, IN that for 97-years has offered healthy and vibrant experiences in nature to empower kids. More than ever our young people are faced with obstacles to emotional and physical wellness, so Jameson Camp partners with other youth-serving organizations to provide young people with a unique community where they feel welcome, safe, and accepted. The Maintenance Manager will play a key role in management and oversight of buildings, facilities, and grounds. They will manage the daily operation of all buildings and equipment with an eye toward safety, security, and efficiency. Working with the ED, they will develop and oversee the ongoing repairs, upkeep, and maintenance of all physical assets.
As Maintenance Manager, you will:
? Act as primary groundskeeper, making sure the buildings and grounds are kept up to professional standards including:
o Implementing systems for regular maintenance and upkeep of camp buildings and grounds, including mowing, trimming, and blowing all lawns, parking lots, roads, sidewalks, and public spaces.
o Keeping the public spaces clear of leaves, trash, branches, and debris
o Implementing and executing snow removal and salt application to sidewalks and entrances while guests and staff are present.
? Oversee waste disposal and recycling programs.
? Hire and manage seasonal part-time grounds and facilities staff.
? Oversee the development, maintenance, and repair of Jameson Camp's buildings, pool, vehicles and trailers, maintenance equipment, and land. This position will also have direct involvement in facility/asset maintenance and repair, capital planning and project management, development and implementation of camp's preventative maintenance plan, and general land management.
? Have primary responsibility for all safety and security including gates, locks, security equipment, generators, medical equipment.
? Be responsible for the development and implementation of a maintenance management system (prevention, correction, and construction).
? Oversee the purchase, use, and care of all maintenance equipment and supplies.
o Schedule for routine maintenance and vendor contracts on equipment and services including fire prevention, trash removal, recycling, backflow preventers, hydrants, fireplaces and chimneys, HVAC systems, etc.
o Manage natural resources of the camp including forest and water quality management to ensure protection and proper utilization occurs.
? Hire, supervise, and coordinate vendors engaged in the maintenance and improvement of the camp's buildings, equipment, and other facilities.
o Train seasonal staff on maintenance and housekeeping.
o Train and supervise camp staff in the use of camp equipment
including maintenance and program equipment as appropriate.
o Plan and supervise all capital projects in collaboration with the ED.
o Supervise work, review assignments and effectiveness of vendors.
? Prepare annual budget in consultation with Executive Director
o Monitor expenditures to ensure compliance with the budget.
o Purchase equipment and supplies; maintain appropriate records and inventory.
o Submit grant requests and grant reports for funded capital projects in a timely manner.
? Perform all duties in accordance with prescribed regulatory compliance guidelines, including local, state, and federal guidelines as well as American Camp Association accreditation standards.
o Respond to emergencies on physical site 24/7/365.
o Responsible for obtaining appropriate licenses, permits, approvals from local and state regulatory agencies.
o Conduct inventory assessment annually.
o Create and perform a monthly checklist for buildings that include lightbulb replacement, filter replacement, HVAC and plumbing checks, and general safety items.
o Store equipment for safety and in compliance with ACA standards.
o Develop a schedule for checking the physical plant and equipment for safety, cleanliness, and good repair.
o Work with AES, Koorsen, Wayne Township Fire Department, and other vendors to ensure annual inspections take place and appropriate repairs are made.
o Assist other Jameson staff members with set-up and break down procedures for various guest groups and programs as well as camp as needed.
o And other duties as assigned.
Certifications
o First aid CPR
o The position requires basic knowledge in areas of engineering, painting, carpentry, electrical wiring and controls, information systems, plumbing, pools, HVAC systems and machinery operation.
o Proficiency in the safe and proper use of power equipment and tools, heavy and light machinery, and building materials.
o Must have knowledge of proper techniques in the following areas: construction, carpentry, plumbing, electrical, and grounds keeping.
Physical Aspects of the Position
o Ability to understand and implement safety regulations and procedures.
o Ability to communicate procedures regulations to staff and guests.
o Ability, both visual and auditory, to identify and respond to safety and environmental hazards and inform campers, staff, and guests.
o Physical strength to lift equipment and supplies (up to 75 pounds).
o Physical mobility and endurance to perform tasks while standing/walking for long periods of time.
o Ability to safely and properly use power tools and equipment.
o Ability to climb ladders and scaffolding as needed.
o Ability to safely drive cars, light trucks, tractors, and other motorized vehicles.
o Physical ability to respond appropriately to situations requiring first aid. Must be able to assist campers and guests in an emergency (fire, illness, or injury).
o Must be able to withstand prolonged standing, bending, stooping, and stretching.
o Hand-eye coordination and manual dexterity to manipulate equipment. Willing to work in a camp setting and work irregular
hours at times.
o Ability to operate with daily exposure to the sun/heat, ice/snow,
and other environmental conditions.

Qualifications
? Must be 21+ years of age.
? Must be able to pass a background check.
? Must have a high school diploma or equivalent.
? Must be proficient with Microsoft Office
? Must possess a valid driver’s license and insurance as well as meet the criteria to be added as an authorized driver on camp’s insurance.
