Position Title: Facility Manager

Location: Torrance, CA, US

Salary Range: $108,000.00 - $113,000.00 Annually

Schedule: Monday - Friday, 37.5 hours/week

General Position Summary

The Facility Manager is responsible for maintaining the buildings and grounds of the Torrance campus, ensuring the efficient operation of equipment and supplies, and managing renovation projects. This role involves maintaining facility SOPs, assigning work to staff, coordinating inspections, managing the facility budget, and negotiating with outside vendors and contractors for supplies, repairs, and renovations.

Essential Job Functions

Facilities Management Activities

• Schedule and coordinate the maintenance, repair, and monitoring of heating, ventilating, air conditioning, security systems, and other related equipment to ensure efficient operation at all times.
• Manage and maintain software systems including Manager Plus and Upkeep for maintenance scheduling, Stanley Pac for security and access, Rees Scientific Monitoring for temperature-controlled rooms, and Verkada for the camera security system.
• Oversee maintenance of landscaping, waste removal, painting, and contracted repairs.
• Balance outsourcing and performing hands-on work with facility staff.
• Perform routine maintenance and work on minor building and alteration projects.
• Patch and repair drywall and furniture, and install interior artwork.
• Install and reconfigure modular workstations.
• Inspect and test fire protection and generator systems.
• Respond to emergency maintenance requests as required.
• Troubleshoot facility issues to determine causes and recommend solutions.
• Oversee and monitor established security systems, ensuring adherence to security regulations and procedures for protecting company property and employee safety.
• Prepare RFPs, source qualified vendors/contractors, analyze cost estimates, and present recommendations for facility services.
• Develop and manage the annual facility budget.
• Ensure facility compliance with all regulatory requirements, including OSHA and building codes.
• Perform maintenance inspections and supervise repairs.
• Source, contract, and oversee janitorial service contractors.
• Be available 24/7 for on-call needs and support.

Facilities Construction/Renovation Activities

• Manage construction projects, working directly with general contractors.
• Maintain and update facility drawings.
• Participate in reviews with governing agencies for code compliance.
• Perform other related duties as assigned by management.

Safety Activities

• Participate in maintaining the company’s safety program and recommend measures to reduce or eliminate accidents and health hazards, ensuring compliance with OSHA, Cal-OSHA, ADA, fire/building codes, and other legal requirements.
• Work closely with law enforcement agencies on investigations involving company security.
• Maintain awareness of safety precautions and issues throughout the facilities.
• Manage the company’s Material Safety Data Sheet for janitorial and pest control.
• Participate in accident and injury investigations as needed.
• Maintain good communication within and outside the company, coordinating maintenance or repairs in a timely manner.
• Perform special work activities and other miscellaneous duties as assigned.

Essential Job Requirements

Education

• High school diploma or equivalent.

Experience & Minimum Qualifications

• 13 to 15 years of experience in facility maintenance with progressively more responsibilities.
• Prior experience managing healthcare and/or bioscience facilities.
• Previous experience managing facility staff.
• Knowledge of building codes and OSHA safety standards.
• Experience with new building constructions, building extensions, and modifications through general contractors and subcontractors.
• Ability to interpret building plans.

Physical Requirements & Working Environment

• Frequent standing, walking, use of hands and fingers, and reaching with hands and arms.
• Ability to occasionally lift and/or move up to 75 pounds with assistance.
• Capability to read and analyze hard copy and instructional manuals, with vision abilities including close vision, peripheral vision, depth perception, and the ability to adjust focus.
• Effective verbal and written communication skills with individuals and groups, both in person and over the phone.
• Ability to listen, understand, interpret, and solve problems.
