POSITION SUMMARY
This position offers a unique opportunity to immediately provide value to its quickly growing Industrial investment platform. The Associate will be responsible for supporting the development heads in DFW, Phoenix and Houston, as well as the VP of Acquisitions. The associate will be based in Dallas at FORMATION’S headquarters and will work directly with FORMATION’S development and acquisitions team to provide support for strategic decisions and participate in all aspects of the investment process. Other responsibilities include assisting in transaction execution, creating presentation materials, researching new business opportunities, risk evaluation, cash flow projections, market research, and other deal specific analysis. Associate will gain experience by being exposed to all parts of the investment cycle.
PRIMARY RESPONSIBILITES
· Create financial models using Excel and ARGUS to forecast performance and evaluate financial returns for potential developments, acquisitions and existing assets under management
· Conduct market analysis to determine product demand and market competition (existing and planned).
· Assist development and acquisitions teams in identifying new investment opportunities in strategic markets across Texas and the Southwest US
· Assist in transaction execution and due diligence process. Activities Include:
o Creation of predevelopment and development budgeting for ground-up development
o Site analysis and underwriting of existing and proposed projects, analyzing market comparables, etc.
o Analyzing offering memorandums and talking to brokers to collect data to assist in investment decisions.
o Assist in preparation of presentation materials to internal and external stakeholders
o Assist in coordination of due diligence and closing efforts
· Compile data available from both internal and external resources to be used in deal analysis
DESIRED SKILLS & EXPERIENCE
· Bachelor’s degree (business, accounting, finance or engineering preferred)
· 2-5 years of relevant industry experience
· Experience in real estate investments, real estate financial modeling and cash flow valuation and underwriting
· Advanced knowledge of Microsoft Excel required
· Advanced knowledge of Argus required
· Working knowledge of the entire suite of Microsoft Office programs including PowerPoint and Word
· Must be detail oriented and possess strong analytical, due diligence, and problem-solving skills with the ability to think critically and outside the box
· Ability to manage a variety of tasks within a tight time schedule
· Demonstrate strong initiative and ability to work independently with minimal oversight
· Ability to leverage technology to perform all job functions at the highest level
· Superior oral/written communication skills, demonstrates confidence and enthusiasm
· Collaborative and team-oriented, proactive, and positive with a can-do attitude

- Expertise in real estate investment analysis . Ability to use Excel spreadsheets and Argus to perform return analysis of potential investments.
- Willingness to wear multiple hats outside of the position’s core responsibilities in order to help the firm continue to grow and succeed.
