Tishman Speyer and a partner will collect nearly $1 billion in cash from The Spiral when the Hudson Yards tower’s mortgage is refinanced later this month. It’s an extraordinary return, considering The Spiral opened only three years ago. Tishman's windfall highlights why rival developers are eager to build new office towers, even as many buildings struggle to retain tenants and explore residential conversions. Success has many would-be imitators. RXR hopes to develop a new tower at 175 Park Ave. near Grand Central Terminal, and BXP would like to build around the block at 343 Madison, but both projects are on hold until they find anchor tenants. Vornado and Rudin Management have plans to build a new tower at 350 Park Ave. Related Cos., the primary developer of Hudson Yards, hopes to develop a casino and additional towers there. Since rising about a decade ago, Hudson Yards has lured financial institutions and law firms who like the tall floor-to-ceiling windows, column-free spaces, on-site parking, and elevators that can rise about 90 floors in 90 seconds. Average asking rents are $137 per square foot — double the average in Manhattan, according to Morningstar. Tishman Speyer entered the arena in 2014, acquiring the land beneath The Spiral and beginning development of the 66-story tower four years later. The total cost was $3.6 billion. By 2022, tenants such as Pfizer and HSBC had begun moving in. The building is now 94% leased, with Fitch Ratings reporting $200 million in annual net operating income. ??Delinquency rates for both the San Francisco and NYC office markets were well below 1% pre-pandemic. NYC office took the brunt of distress initially as it maintained a higher delinquency rate between Q1 2020 and Q4 2022. Following rising interest rates, both MSAs' delinquency rates shot up, and San Francisco's began to outpace NYC, which is where we find ourselves today. Freddie Mac's latest midyear outlook forecasts muted growth for the multifamily sector in 2024, with high supply and slow rent growth posing challenges. Despite a healthy economy, the vacancy rate is set to rise, and rent growth is expected to be just 2.7%. This tempered performance is a result of record-high new unit supply and economic volatility. However, long-term prospects remain strong due to housing shortages, high for-sale housing costs, and favorable demographics. Stocks Rebound ? Office Recovery ? REIT Earnings REIT Recap: https://lnkd.in/eX9Rhir6 Leading the rebound today, Vornado Realty Trust Realty (VNO) - the second-largest office REIT - soared 12% after reporting very strong results highlighted by impressive leasing volumes and rent growth, alongside a very strong valuation print on the $350M sale of its street retail space at 666 Fifth Avenue to Uniqlo at a 3.0% implied cap rate. On the leasing front, VNO signed 1.32M SF of NYC office space (598k at VNO's share) - up sharply from the 291k (250k at share) in the first quarter. Pricing was also solid, with VNO achieving cash mark-to-market rent growth of +3.4% on these leases, up from +2.4% in the first quarter. Tenant improvement ("TI") allowances were also down sharply to 5.0% of initial rent from 14.5% in the first quarter. Perhaps more importantly, VNO announced that it sold its 52% JV interest in the street retail at 666 Fifth Avenue for $350M ($20.2k psf), implying a cap rate of 3.0%, all of which will be used to repay its $390M of preferred equity on the asset. Elsewhere in the office space today, Boston Properties (BXP) announced that it signed a 378k SF lease renewal and expansion with Bain Capital at 200 Clarendon Street in Boston. Last week, BXP noted that it signed 1.3M SF in leases in Q2, a solid bump from the 900k in Q1.
