FUNDED DEAL: Gelt Financial, LLC, a direct CRE lender, funded a $250,000 1st lien position equity cash-out loan secured by a funeral home in Aurora, IL. The property value was estimated at $669,000 so our loan-to-value was 37%. The Borrower was an experienced real estate investor who needed to cash out equity for $100,000 of property upgrades. The investor does not operate the funeral home. It was leased for $8,000 per month. It is a two-story masonry construction with offices, viewing rooms, bathrooms, a kitchenette, and a casket room. The second floor contains two bedrooms and a bathroom. There are 55 parking spaces. The size is approximately 7,536 square feet on a 3.28-acre lot. The Borrower had fair credit. They plan to refinance into a long-term loan as an exit strategy. The interest rate was 13.50% floating and we charged 3% origination points. The loan term was set at 12 months. This hard money loan was funded in April 2024. Bridge lending is going to dominate the next few quarters. For 3 big reasons reasons: - Decreasing base and credit spreads. Fed is dropping short term rates (another 25 bps today,) and debt funds continue to decrease their spreads and offer full term interest only with max flexibility. Spreads now consistently are in the mid-200's over SOFR for deals that check all the boxes. - Treasuries (base rate for perm debt) will remain elevated for the foreseeable future until there is clarity on the financial implications of Trumps re-election - NOI growth not offsetting the increase in permanent rates...yet Example: the deal we just closed! The 10 Year Treasury Note Yield has dropped below 4% - possibly related to the possibility of rate reductions in September 2024. 30-Year fixed-rate mortgage rates are currently averaging 6.78% per freddiemac.com, which is down from 7.09% in May 2024. As I noted yesterday, market sales dipped in June. Housing inventory is up to 6 months in Austin TX, which is higher than pre-COVID. Inventory was under 1 month during the pandemic. There is uncertainty in the markets pre-election. We are heading into the off-season soon. Rates rose significantly about 2 years ago slowing the market. Investors are hunting. I’m getting the calls. Nobody knows the future (prices, interest rates, markets) and there are always risks but these indicate it’s possibly a good time to buy. JUST IN: Freddie Mac Small Balance Loan (SBL) program has announced a buydown option for new applications. Sponsors now have the opportunity to buydown their rate up to 2pts. This is a great way to lower your rate and loan proceeds can be increased up to 70% LTV by utilizing this buydown option. For a limited time, Freddie is allowing up to 2 years of additional interest only on deals up to 70% LTV with qualified sponsors, excellent property condition, and affordability on properties with up to 50 units. For deals that meet these requirements and sponsorship has a clear credit history, full term interest only is also available with a reduced DSCR adder on acquisitions with 20% hard cash equity or refinances with >5 years of ownership. Affordability, liquidity, and stability are the three cornerstones to Freddie Mac’s mission.
