It was great to be in Boston proper last week, and no it wasn't to see my Celtics????ahead of the playoffs, although TD Garden was right around the corner. The joint venture between Lipton Rogers Developments LLP and Galileo Labs has engaged with agents to help it find life sciences sites of between 100,000 sq ft and 300,000 sq ft in the UK’s Golden Triangle, as part of its drive to create a £1.5bn portfolio. I am looking forward to joining the Bisnow Science event tomorrow in 1 Triton Square where we'll explore the growth of the life science research sector within the City. Reflecting on our collaborative efforts at Arup over the past 8 years on this project, I believe we can draw invaluable lessons to address the pressing environmental crisis caused by carbon-intensive buildings losing their relevance within a mere generation or two. As we endeavour to mitigate the impact of the built environment on climate change, the imperative to maximize the reuse of our existing building stock becomes increasingly urgent. The ongoing debate surrounding demolition versus repurposing underscores the crisis we face with buildings designed narrowly for office use. Frank Duffy adopted the term ‘long life, loose fit’, recognising the inherent longevity and flexibility achieved in office design through a ‘loose fit’ approach. 1 Triton Square is a great example of how we can embed longevity in the base design of a building through a long life, loose fit approach, creating an authentic sustainable development. Arup’s 1990’s building for British Land was designed to accommodate financial traders in a high density heavily serviced environment. The spatial generosity of the building has ultimately proved to be one of its greatest assets. Our 2018-2021 refurbishment of the building allowed us to add three storeys and nearly double the floor space, with minimal changes to the space taken by structural and servicing infrastructure. British Land’s bold decision to transform the building into a life-science centre builds on this to exploit the resilience of the structure, and generosity of floor to floor height. Going forward, we need to abandon the stereotype of the office building, and think of how we accommodate work in its broadest sense. Research scientists have realised that the monoculture of the out-of-town science park offers little stimulation, and they prefer the vitality and interaction of the City. We need to design buildings that can accommodate them, but also accommodate the next cycle of change in our working practice.?To avoid repeating the mistakes of post-war development we need to abandon singular design typologies and create simple, lean, loose fit buildings for people to work in our Cities. These buildings should form the grey zone of our cities, the backbone that provides stability, flexing and adapting to suit future modes of work, and that can have a 200-year life.....

As we continue to celebrate our 25th anniversary, we take pride in sharing the personal milestones and peak moments that have defined our team members' journeys with Progress. This month, we are thrilled to feature the reflections of Oscar and Hans, whose experiences underscore the growth, learning, and connections that make Progress .... Progress! Oscar Smit's peak: December 2024 marks a significant milestone for Oscar, as he celebrates ten years with Progress. It’s the longest he has ever been with one employer, and this decade has been split between two rewarding phases. The first five years were spent as a consultant, where Oscar developed his expertise and built strong relationships. The following five years have seen him step into a leadership role, guiding Progress with the same passion and dedication. Throughout these ten years, Oscar has not only connected with committed colleagues but also gained valuable insights into his profession and himself. This journey of growth and self-discovery is something Oscar is grateful for, making this decade-long chapter a true peak in his career. Hans (J.P.) De Koning's peak: For Hans, a major peak moment was the successful completion of the “TTTT project” at Dopharma B.V. (Team Technology Transfer Toulouse). This complex project involved the transfer of nine aseptic products (including three suspensions) from France to the Netherlands and four aseptic products from France to a CMO in the Netherlands. Despite the challenges posed by the pandemic, Hans and his team achieved this transfer over three years, including two challenging Corona years. Additionally, during the same period, Hans led the qualification process for the replacement of clean utilities, including Cold WFI, CCA, N2, and cold storage. The ability to manage a technical qualification project simultaneously with a tech transfer project for the same client was a true peak moment in his career, showcasing his expertise and ability to deliver under pressure. The peak moments of Hans and Oscar illustrate the personal and professional growth that Progress nurtures. From long-term commitments that lead to self-discovery to the impactful contributions that shape our collective success, these stories remind us of the powerful journeys our team members embark on.
