Heading home with cautious optimism after two days in Paris for the GRI Club Europe conference. I felt overall the mood was positive but the level of positivity varied depending on the sector or the geography. For the UK most voices seemed to think values had dropped and now stabilised and as a result we had seen the bottom of the market (in terms of transaction volumes), that might not be the case for other European markets. It seemed there was a lot of focus on financing or perhaps I gravitated to those conversations given I have more of a debt background. However, within those discussions a lot of emphasis was made of the anticipated interest rate reductions and the impact such cuts are likely to have on the real estate market. If or when debt becomes cheaper deals should flow now that values have settled. The phrase survive to 25 was used a few times and perhaps the expectation is that those who do will also thrive if the stars align and the market bounces Q4/Q1 2025. When it does Altum Group will be there ready to help. This week our senior executives Amanda Steele, Matthew Brown, Doug Cain and CEO Chris Chapple attended the Property Council of Australia Property Leaders’ Summit – an important industry event for senior leaders to discuss the future of investment, capital markets and the economy. As the proud host of the Property Council of Australia and Champions of Change Coalition Property luncheon, our CEO Chris Chapple reflected on the progress of our Diversity, Equity, and Inclusion strategy, which has led to over 50% of leadership positions at ISPT being held by women, adding inherent value to the decision-making table. “Our core goal has been to remove barriers and create a culture where everyone belongs, and where our people can role model what is possible,” mentioned Chris. “We’ve increased female representation within historically male-dominated domains, such as technology, capital transactions and the industrial sector. Whilst we are proud of our results, we also acknowledge there is still much more to do as an organisation and an industry.” ISPT’s Group Executive, Head of Property Amanda Steele, then joined the Diversification into Alternatives panel, speaking on emerging alternative asset classes around the globe and the factors that lead to decision-making. “Alternatives is an asset class that is driven by data and insights. Looking at Australia’s population growth and shift in demographics gives ISPT strong conviction in healthcare as a sector, for example. London, Madrid, Paris, and Warsaw have high potential for investment and development, attracting significant interest from investors across Europe. ?? Key Sectors to Watch: ?? Data centers, new energy infrastructure, student housing, and logistics are the primary areas of interest, as investors focus on long-term resilience, digitalization, and sustainability. ?? ESG compliance provides real estate’s biggest challenge in the short and long term ?? ?? CEE Resilience: Warsaw’s economic stability and adaptability push it up two spots to 12th in Europe’s top 30 cities, reinforcing its position as the primary CEE market for stable and forward-looking investments. Poland’s consistent economic growth and its adaptability make it a strong contender, even amid geopolitical challenges, such as the ongoing conflict in neighboring Ukraine. Build-to-rent continues to attract interest, including from investors who value its stability and long-term growth. At Property Council Victoria's latest outlook focused on the asset class, speakers, including our Director John Vollugi, argued that BTR is supported by strong fundamentals, a nationwide housing crisis, historically low vacancy rates, high immigration targets and limited new housing supply.
