How can you turn this thing into a cashflow machine? This is the fun part! Now, before you think “ I need money to make money” I’ll tell you right now that this is possible for anyone, in any situation, as long as you have the right attitude and mentorship/education. It’s not easy, but it is possible, and worth it. 3 strategies (from least to most lucrative): 1.) Rent by the room. One thing that makes this unit special is the number of people it can sleep for being so small. Take advantage of that and rent to college students etc. In a lot of college towns I invest in, a single bedroom can rent for $600 per person and a shared bedroom can rent for $400 per person. 2.) Use this as an ADU. (Accessory dwelling unit). There is a good chance that if you have some extra space on the lot of a home you already own you can get it approved for an ADU. This is awesome because you already have the land! (This is very underutilized). If your town is approved for short term rentals, I would then list it on Airbnb. 3.) Use this unit as a vacation rental. I’ve seen units like this average $5-$15k per month! Location is key for something like this and of course there are other hoops to jump through such as utilities and zoning and land.
