My top list of advice to get a Vacation Rental Management startup going and off the ground: 1???Differentiate - What makes you unique? You can’t do it like everyone else and expect to get traction. When I launched Vantage, I offered features and benefits that nobody had ever thought of in our market. I delivered a USA Today on the doorstep every morning to every guest. I bought a small insurance policy that guaranteed “Sunny Days” or they received a full refund of their reservation. We partnered with a local gym and offered free gym memberships to all guests. My friend Sean McGregor MBA has a really unique differentiator where he only charges a commission if the guest leaves a 5 Star review. Be different and remarkable! 2?? Be Prepared to Grind - It’s not easy, especially in those early days. You’re in this weird spot where you have to do everything yourself, you don’t have enough time in the day but you don’t have enough money to pay for employees. As my friend Dennis Goedheid ?? with Casiola vacation homes says... "it's hard! Like reeeeaaally hard. 24/7 hard." Be prepared. 3???Setup your 7 Key Messaging Building Blocks Right out of the Gates - This will be your baseline for all owner marketing. I’ve worked with many brand new companies and this became the baseline for building out their rental program. It helped them build out their management agreement, it helped them decide their tech stack. It virtually becomes their business plan on a 1 sheeter document. DM me and I'll send you our worksheet template. 4?? Goal Number 1 is to get to $1m in revenue -?I learned this one from a great book called Ready, Fire, Aim by Michael Masterson. Don’t get too focused on all of the other “fluff” stuff until you hit $1m in real revenue (not gross bookings). The road of entrepreneurship is littered with many dead businesses that were too caught up on all of the other things, when they really should have been focused on just generating revenue. 5???Stay Focused and don’t Chase Shiny Objects - This one is very related to 4 above. It’s easy to get caught up in all of the shiny objects and your grandiose plan of world domination in multiple markets. Stay focused and don’t even think about expanding into other markets until you’ve dominated your current market. Many founders have fallen into this trap… including me. 6???Build a Brand that Looks Slightly Better than you Actually are - I learned this one from the master, Jason Sprenkle formerly with 360 Blue. 7 through 20 are in the comments.
