Congratulations, XAG Group! XAG Group broke ground on the $100 million retail and apartment project on the southwestern corner of FM 1488 and Mill Creek Road in Magnolia. It will include the two-story, 30,000 SF Audubon Retail Center and the 326-unit RASHA at Audubon garden-style, luxury multifamily development.

The Modern Builder: Daily Digest ??? XAG Group broke ground on RASHA at Audubon in Magnolia, Texas—a mixed-use development within the 3,000?acre Audubon master-planned community. Located next to the 30,000?sq?ft Audubon Place Retail Center, the project will feature 326 units across seven garden?style structures and a 15,000?sq?ft clubhouse with air?conditioned corridors and pedestrian walkways. Notable design elements include a clubhouse roof mimicking bird wings as an homage to John James Audubon. The community will offer water features, EV charging, bike repair and storage, a dog park, a mail room with an Amazon Hub, a reflection pond, grill stations, and various outdoor courtyards. Apartments include key fob entry, walk?in closets, noise?reducing double?pane windows, and valet trash service. Construction commenced on Jan 31, 2025, and project partners include HALL Structured Finance, Investwell Architects LLC
