@Andrea Riquier of USA TODAY recently spoke with our very own @Sean Moss on the availability of #DownPaymentAssistance funds to purchase a #multifamily property (like a duplex or triplex) — a #househack that lets them buy and generate income sooner. We’re tracking the DPA programs making this particular hack possible. According to our just-released Q3 2024 Homeownership Program Index (HPI) report, 777 DPA programs sponsored by cities, states, and counties now support multifamily purchases, up 7% from the previous quarter. We're wondering why more lenders aren't using DPA to help more cash-strapped buyers qualify, but we think it comes down to these five “myths.” 1. DPA’s not available in my area. 2. Agents are hesitant to work with DPA buyers. 3. DPA is complicated and takes too long. 4. My borrowers won’t qualify. 5. Home prices are too high for DPA to make a difference. Now, let's discuss the facts: ? All 3,143 U.S. counties have at least one DPA program. ? Agents want to sell homes. If DPA moves them toward that goal they’ll be all for it.
