What is Modular Construction? Modular construction is a type of off-site construction, which simply means that portions of a project are fabricated and constructed at a dedicated off-site facility (e.g., a modular production facility) or local shop (e.g., a carpentry crew’s workshop). The off-site umbrella includes: Modular construction – Volumetric units each consisting of a floor, walls, and ceiling, which typically include structural elements as well as some degree of finishes, MEP, etc. Modular construction can be used for small or substantial portions of a building (e.g., bathrooms or entire hotel units). Panelized construction – Flat-pack building components (usually wall panels, but also floor or roof cassettes) that are prefabricated off site and consist only of structural components—typically framing and sheathing. Prefabricated construction – Flat-pack building components that are prefabricated off site and include structural members (framing and sheathing) as well as other components such as finishes, MEP, etc. Interested in modular design? What are the embodied carbon and economic implications of selecting mass timber structural systems compared to functionally equivalent steel and concrete systems? Our Mass Timber Comparative Life Cycle Assessment Series compares mass timber/light-frame wood buildings to functionally equivalent alternates, with results to date illustrating that the embodied carbon benefits and biogenic carbon storage potential of a mass timber structural system can be achieved with little dollar cost premium relative to traditional systems. Two studies are online now and several more are coming soon. How to Successfully Cost Manage a Mass Timber Project: https://lnkd.in/d967urNJ A determining factor in the success of a mass timber project—and whether it goes forward at all—is the general contractor’s ability to provide informed cost estimates from the earliest stage of design. However, unlike other materials, there isn’t a hundred years of tradition and shared experience to guide budgeting, cost management, and competitive procurement, or readily available cost benchmarking. This paper is intended to bridge that gap with guidance for minimizing whole project costs and maximizing the value of mass timber projects. It has been written with an emphasis on cross-laminated timber (CLT) and glue-laminated timber (glulam), but applies generally to all mass timber materials.
