Existing home sales climbed about 3% in October (from both September's and last October's rates) to 3.96 million annualized, according to the National Association of Realtors. The gains were driven by a boost in demand as buyers responded to lower mortgage rates and higher inventory this fall. Here in the West, sales climbed even faster, to 770,000 (annualized), or a whopping 8.5% more than last October. That's the highest annualized sales pace for our region since March, likely reflecting how buyers in the West are even more interest rate-sensitive than in the nation at large. In broader historical context, this rate of existing home sales is still very low, but the pickup in activity was an encouraging sign that we may be turning the corner after 2 years of very depressed sales activity.
