We have broken ground! Commemorating the first of many milestones, we celebrated the groundbreaking of The James in Irvine, CA! Our team is excited to start building this 429,850 SF, eight-story, Type I-A, #SeniorLiving facility located across from The District at Tustin Legacy in Irvine. The facility will feature 210 independent living units, 110 assisted living units, and 30 memory care units, totaling 350 thoughtfully designed living spaces. Some of the amenities include a therapy pool and spa, a wellness gym, an art studio, bar/lounge areas, and a theater. Our wonderful CA QA/QC Committee visited Biola University Synder School of Cinema and Media Arts in La Mirada, CA! The committee provided input on QA/QC processes tailored to the unique aspects of this project. Given that the building is designed for cinema and media arts, each room requires precise acoustical specifications and assemblies, making quality control procedures essential both before and during construction. Additionally, due to these acoustical assemblies, certain finishes must be installed before wall coverings and ceilings, as some will become inaccessible once these coverings are in place. Once complete, it will be a 52,100 SF steel-framed film studio facility. The facility houses a screening room capable of seating 220 people, multiple sound stages, a Foley stage, recording and editing rooms, five classrooms, and 23 faculty and staff offices.
