The Washington Center for Real Estate Research (WCRER) is a key provider of real estate research and data across the State of Washington. The Center is primarily funded by the State, hence its central role in the provision of quality and robust data and market reports. Among its core activities are the Quarterly Washington State Housing Market Report and the semi-annual Apartment Market Survey for the State Department of Licensing. The Center is active across a range of other research projects and works closely with stakeholders both across the University of Washington with the public and private sectors. The WCRER was established by the State Legislature under RCW 18.85.741, which states: The purpose of a real estate research center in Washington State is to provide credible research, value-added information, education services and project-oriented research to real estate licensees, real estate consumers, real estate service providers, institutional customers, public agencies, and communities in Washington State and the Pacific Northwest region. The center was initially housed at Washington State University with the mission to provide a bridge between academic study and research on real estate topics and the professional real estate industry. It served that mission at WSU until moving to the University of Washington in 2012.

  • The Washington Center for Real Estate Research has released its first edition of The State of the State's Housing Report for 2024. The State of the State’s Housing 2024?gives an overview of housing in Washington State, focusing on recent legislation, demographic and economic conditions, homeownership, house prices, apartment rents, housing affordability, and homelessness. The 2024 report also provides a review of the Buildable Lands Reports prepared by seven counties in preparation for the current round of comprehensive plan updates.   • Washington state's housing market was weaker in the first quarter of 2024, with sales and new building permits falling compared with a year ago. The statewide median sales price for a single-family home rose to $626,100 in the first quarter, 9.3% higher than thesame time in 2023. The seasonally adjusted annual rate of existing home sales fell 21.5% from the first quarter of 2024, from 99,350 to 77,990.   • In recent years, the Washington legislature has enacted significant legislation intended to increase capacity for residential development in urban areas and thereby make housing more affordable. It is well understood that unnecessarily restrictive regulatory constraints are among the key factors leading to the inadequate supply and high cost of housing. The recent legislation directly targets these kinds of constraints. This report focuses on the possible impacts of two key pieces of legislation: HB 1923 and HB 2343, enacted in 2019 and 2020, respectively. These provided planning grants to help municipalities develop and implement housing action plans intended to identify potential actions, including code changes, to enhance residential building capacity.   • House prices are a key determining factor in housing affordability and in assessing the ability of renter households to transition into homeownership. For many cities, county level house price data represents too large an area to conduct useful analysis of housing costs for localized markets. To assist local governments in assessing housing needs, we report median prices by dwelling type and number of bedrooms for cities with population of at least 10,000.
