Meet Nathan Hall, an Associate at Waterford. Nate is integral in assisting our acquisitions team by underwriting potential investment opportunities and conducting due diligence as we expand services into Texas. Before joining Waterford, Nate had a four-year career as a linebacker in the National Football League (NFL)—with both the Dallas Cowboys and the Houston Texans. Today, Nate brings deep expertise and a passion for learning to his professional career. He holds a Bachelor of Science in Learning & Organizational Change and Business Institutions from the Northwestern University School of Education and Social Policy, and a Master of Science in Management Studies from Northwestern University - Kellogg School of Management. When Nate isn’t supporting a Waterford project, he enjoys golfing and riding his motorcycle through the canyons. Thank you, Nate, for your excellent work and vision. Thrilled to see a spotlight on the Sienna Residences by the LA Times and the social impact that Waterford is creating for its tenants. In partnership with the California Statewide Communities Development Authority (CSCDA), we acquired this 472-unit building in Los Angeles County?in 2021 and converted it to "very low”, “low” and “moderate” income affordable housing. Since then, the apartment community has been improved with over $18,500,000 ($39,000 per unit) in reinvestment while lowering rents. Over the past two-plus years, nearly half the units saw rents decline by an average of $522 per month or $6,268 annually. This provides much-needed rental relief to the residents of Sienna Residences and long-term housing security. As the U.S. housing crisis deepens, many low- and middle-income families are entirely locked out of the housing market. Projects like this are scalable—and have the potential to make a transformative difference in the lives of many American families. Waterford is proud to announce our acquisition of Axis Kessler Park alongside our investment partner, The Vistria Group. This is our second acquisition in the Dallas market and second joint venture with such an outstanding mission driven firm in Vistria. This project will continue our mission of delivering impactful housing solutions by deed restricting half the units at the project to target tenants who make 80% or less of the local average median income. Dallas has seen unprecedented population growth over the past ten years which have caused rents to increase dramatically. This project will help to provide more affordable housing for Essential workers in the area who are currently paying more of their income to rents then ever before. We want to thank John Gilmore IV and his team at Walker & Dunlop for securing the debt for us on this project with Freddie Mac. We are also thankful for the support of the City of Dallas Housing Finance Corporation as a partner with us in this venture.
