We have officially broken ground on a new project with long-time project partner, Wesley! Wesley Bradley Park Phase II in Puyallup, WA will bring a three-story senior living Brownstone with 67 apartments, underground parking, and lots of great amenities for their residents including a game room with a golf simulator, putting green, resident gardens, a fire pit and BBQ pavilion, a club room, and a Bocce ball court. In addition, the project includes a new Barndt Family Rehabilitation & Care Center, offering both short-term rehabilitation and long-term care. ?? Last week we joined with the entire project team and community to celebrate the grand opening of Catholic Charities of Oregon’s Francis + Clare Place! The new four-story, 37,000 square foot Francis + Clare Place holds 61 units of safe, permanent housing with services for individuals who have experienced chronic homelessness. Site amenities include a community/classroom, on-site services supported by Catholic Charities of Oregon and the Native American Rehabilitation Association of the Northwest, Inc. (NARA), and a central location in the Central Eastside District with access to many stores, pedestrian routes, and bus service. Congratulations to the hard work of our OWCB project team of Dan Snow, Ali O'Neill, Brian Layman, Maurice Rahming, Duane Stearns, Elizabeth Stewart, and Caitlin Kelley, to our design partners at Holst, and to all of the committed partners who helped make this project happen!

Let's dive into how to leverage prefabrication to a building's benefit. Prefabrication of housing elements and components–combined with factory-based automation–offers significant potential to reduce costs, shorten schedules, and improve quality. Just as importantly, an increase in prefabrication and off-siting of certain parts of the construction process has the potential to address the acute labor shortage that currently impacts the construction industry. From a construction management standpoint, utilizing prefabrication adds value most readily at affordable housing when construction cost or construction time is reduced in the project delivery. Components such as windows, doors, and cabinets that traditionally were site-built are now almost exclusively prefabricated. The same is true for roof and floor trusses. In affordable housing, the primary opportunities to leverage additional prefabrication are currently found in the structural components such as wall and floor panels. Other opportunities include the piping, ductwork, wiring, and equipment associated with individual units, as well as the potential to use prefab bathroom pods or kitchens. A greater degree of standardization in the design of elements and components could facilitate increased use of prefabrication in the future, as this will reduce complexities and increase the economies of scale in the product manufacturing and associated automation processes. In addition, the following options hold promise as cost-effective solutions: ? Mass timber when used as an alternative wood-based construction method for affordable housing, particularly as a substitute for the concrete frame construction that is typically used at taller buildings (eight stories and higher). ? Volumetric modular construction–where entire dwelling units are factory built and trucked to a site for assembly into a building–may provide a more cost-effective solution at certain projects depending on the particular site and schedule dynamics. This is particularly true in a few of the highest cost US housing markets such as the San Francisco Bay Area and Southern California, but not yet in the Pacific Northwest or in most regions across the country. #costefficientconstruction #prefabrication #walshconstructionco

Mariah David, Senior Project Manager in our Seattle office, recently started her term as President of the NAWIC Puget Sound Chapter after many years with the organization. Mariah had the following to say about her post: ?? "I am excited to become the NAWIC Puget Sound Chapter president to empower and uplift both women at Walsh, and in the construction industry overall by creating a supportive network where we can share knowledge, build skills, and inspire one another. NAWIC has the profound ability to help break barriers, champion diversity, and pave the way for future generations of women leaders." Jake LaManna, Quality Assurance Manager in our Portland office, also recently settled in as President of the Portland CSI Chapter, after over a decade as an engaged member. He's excited to continue engaging with the organization from more of a leadership role and has the following to say about how he hopes their members engage as well: ?? "I enjoin our Portland CSI community to consider what we should be counting, measuring, or tracking in order to enhance the way we think about, design, and build our various projects. Whether those projects are housing for the homeless or educational sessions on the roles and responsibilities for each of us in our industry or just a to-do list to try and get “it” done." ?????????Home Forward was thrilled to host our Moving to Work partners from the U.S. Department of Housing and Urban Development. The Moving to Work office supports regulatory flexibility that lets us respond to local need with innovative housing programs. ??????We reviewed some local issues, talked policy, and highlighted some recent accomplishments. That included a tour of phase 2 of Dekum Court, where we’ve made so much progress building 187 homes for families in the Concordia neighborhood of Northeast Portland. ???? Thanks to HUD for taking the time to see all the great work our staff and local partners are up to! And special appreciation to Walsh Construction Co. for letting us put on hard hats and walk the Dekum Court site.
