The RO has officially broken ground. Transwestern has kicked off the mixed-use development with a 146,000 square foot office building that has been leased to Vitol. The long anticipated project sits on the site of the former ExxonMobil research campus at 3120 Buffalo Speedway. When complete, the 17-acre development is expected to include multiple office, retail, and hotel components including the Birdsall. Radom Capital doubles down on Montrose. Redevelopment of 1111 Westheimer is well underway. The project envisions the revitalization of four buildings at the shopping center, including the historic 1930’s Tower Theater. True to Radom Capital’s fashion, the adaptive reuse project will see upgraded storefronts to create more presence and connectivity among the buildings, excluding the iconic theater, which will be preserved. Beyond that, an incredible landscape architecture program will ensure that this once car centric only property will be transformed into a walkable campus. Large sidewalks, shaded tree canopies, and other design elements will mitigate the heat island effect that burdens so many Houston area developments. While the parking lot will remain, Radom continues to demonstrate how parking and walkability can thrive on a singular property. Taking us back to M-K-T Heights, one of the most high profile projects that showed Houstonians that walkability can be balanced with parking. M-K-T effectively has two entrances, one for pedestrians from Lawrence park and the other through necessary on-site parking. 1111 Westheimer’s redevelopment began in the summer of 2024 and is expected to be completed in early 2025. The retailers are lining up, with permits showing yoga and pilates studios, salons, and fantastic restaurants already in tow. Additionally, a highly publicized jazz club by Brent “Doc” Watkins has executed a 10 year lease for the iconic theater space that used to host Acme Oyster house.
