Sageland & Cedar—another big win for our Affordable Housing team! When Lincoln Capital Avenue needed both debt and LIHTC equity financing, they turned to our Affordable Housing platform for a smooth, integrated solution. We partnered with them to secure financing for a transformative affordable housing seniors project in San Antonio, Texas—delivering 577 units across two properties: Cedar Ridge (239 units) and Sageland Flats (338 family units). By utilizing Fannie Mae's MTEB Unfunded Forward loan program and securing $36.1M in LIHTC equity for Sageland Flats and $25.2M for Cedar Ridge, we provided a seamless financing experience while syndicating the 4% bonds. This project is set to create an economic impact of $191M, generate 986 jobs, and offer vital onsite services to residents. Even though California is known for its high-tax environment, the team was able to reduce the property's tax liability significantly by underwriting to the lower in-place tax bills allowed under Proposition 13. The Results? A remarkable 52% reduction in underwritten taxes compared to hypothetical full market taxes.
