Walker Asset Management was founded by Jon R Walker in 1988. Jon grew up within the real estate industry. He secured his real estate license in 1970 at the age of 19. He was the youngest agent in the nation with 50 years of experience (2020). Our firm is different from our competitors.   • When You Move Into Your New Rental Home There is always so much to do when you move into a new home. You are busy getting the utilities, internet, cable, and trash all set up. Changing your mailing address, notifying the DMV of your new address as well as notifying your bank and credit card companies, ETC. The point is that you are SUPER BUSY as you have much to do and need to get it done in short order. OK, please do not fail to accurately document the condition of the property that you are moving into BEFORE you move in. I like taking a video because you can speak into the video as you are moving through the property. First, make a thorough walkthrough of the property to include the outside as well as the inside. Open up all cabinets, closets, appliance doors. Check the operation of the appliances. Open all of the windows, check the operation of any window blinds. Flush all toilets and turn on each faucet to include bathtubs and showers. After you have had a good look through the property go outside and get ready to start your video. State the month,day and year and the property address then zoom in on the address. Continue making comments as you make your continuous video. State the good things like, "these windows are really clean", that will add creditibility to your video as you are noticing the good along with the bad. Be sure to capture one or more of your friends or neighbors in your video. That clearly puts that person at the property at the time your video was taken. That person or those persons can be great wittnesses as to the condition of the property at the time that you took occupancy. Yes this is a drill and takes time but it will, for sure, be very valuable to document the condition at time of move in. Be sure to do the very same thing on the day that you move out. all you want is to be treated fairly. The condition at time of move in, is what it is. The condition at time of move out, is what it is. And you will have solid evidence with whitnesses who can attest that the videos you took were indeed fair representation of the condition of the property. Take the time to protect yourself. One must have a valid Real Estate license in order to provide property management services as an agent for others. 2) If you are dealing with an individual who is representing themself to be the owner of the property you are interested in leasing you would be well advised to check the county property records to help determine the recorded name of the actual property owner. 3) Do not be hesitant to request to see some I.D. to help verify the person you are dealing with is in fact the owner of the property. 4) You may wish to approach a few of the neighbors who may be able to provide you with additional information relative to the property as well as the property owner. It may be well worth it to invest a little time and effort to perform some due diligence prior to releasing valuable personal information to someone. Can't hurt, Right?
