Sherwood Commerce Center | Portland Business Journal | Landmark Projects for 2024 Here is what the PBJ had to say about the project, “The flex industrial development, developed and owned by Schnitzer properties, is touted as a facility that can adapt to tenants’ changing needs. The first phase of the project is a 445,000-square-foot effort (across three buildings) was completed last May. It quickly leased to the 50% level. Those three buildings are constructed as one large room, with individual tenant spaces created as leases are signed. The spaces can be divided into spaces between 7,800 square feet and 100,000 square feet. Perlo Construction and Kerr Contractors are the contractors for the development with VLMK Engineering + Design tapped as the architect and engineer. Its current tenants include Gaylord Marine, which makes galley ventilation systems for the U.S. Navy and cruise line customers, along with the robotics and automation company Olympus Controls and FleetPride, which distributes items for heavy-duty trucks and trailers. The Schnitzer team eventually plans to build four more buildings comprising nearly 550,000 square feet. Tenants in the coming buildings will be able to choose from spaces ranging from 7,800 square feet to 193,000 square feet.” The Sherwood Commerce Center Phase 1 involved approximately 445,000 sq. ft. of speculative warehouse and office space across (3) buildings, including significant on-site development, offsite improvements, and regional planning with the City of Sherwood.
