I was recently asked whether I expect the commercial real estate environment for the remainder of 2024 and 2025 to improve, deteriorate, or remain about the same. After considering this, my view is that the situation will likely worsen over the next 6-12 months, though there is hope for improvement in the future. ? My contention is that the markets still have to find the ‘bottom’ and there hasn’t been enough activity or trades in the last year to substantiate this. Activity will start to build now with rate cuts and buyers starting to feel for the bottom, then a couple big trades will occur to substantiate bottom pricing and then investors will get aggressive in the back half 2025 to not miss the opportunity. Rates going down will start this as buyers will logically know that cap rates will have to follow the rates down, it’s just the unanswered question of ‘down from where?’ in this current environment. #realestate #realtor #mutlifamily #invest #investor #market #economy

In 2024, the evolving post-pandemic landscape is presenting new opportunities for revitalizing urban spaces, and Vivo is at the forefront of this transformation. As cities grapple with the repercussions of the "doughnut effect"—where both people and businesses are increasingly migrating to suburban areas—Vivo is seizing the moment to repurpose vacant and struggling hotels into much-needed housing. The shift to hybrid work arrangements has left office spaces across the United States languishing, with empty office buildings reaching levels not seen since 1979. Baltimore, in particular, has felt the sting of this trend. The city's central business district (CBD) is facing a significant challenge, marked by a dramatic increase in office vacancy rates. The departure of major corporations, such as T. Rowe Price moving to the more modern Harbor East and Harbor Point areas, has exacerbated the issue, leaving a sizable 450,000-square-foot void in the CBD. Despite these challenges, there is a silver lining. The Downtown Partnership has spotlighted Vivo Living’s proactive approach to addressing the vacancy crisis.
