Last, but not least, it's time for the Law Update in Florida for 2025. There is a new fines enforcement policy requirement. Under House Bill 614, Texas Property Owners Associations (POAs) must: ? Now, it's time for Michigan!???? Under the Michigan Homeowners Energy Policy Act (PA 68 of 2024), HOAs can no longer ban solar panels on private properties. ?? Starting April 2, 2025, any HOA rule restricting solar panels will be invalid. ?? By April 2, 2026, HOAs must establish a solar policy—they can set reasonable aesthetic guidelines, but they cannot ban installations. Illinois has introduced new laws that impact condo associations and homeowners. Here’s what’s changing: ?? ?? Accessible Parking Rules SB 2740 ensures that disabled condo owners have priority access to parking, requiring associations to review requests within 45 days and keep accessible spaces as common elements in new or converted condos. ? EV Charging Station Requirements The Illinois EV Car Charging Act mandates that new homes and small multifamily buildings include EV-ready parking. Existing condos must allow installations unless they can provide a valid reason to deny them. ??
