We can't overstate our appreciation for tenants who share Viking's vision for the ecosystem we've created at 8044. Jon Ramey and Jan Wolter's UBS team has not only renewed its commitment to maintaining UBS's second-largest concentration of U.S. employees (after New York City) at this location, but they have also designed and executed a stunning interior renovation that has significantly elevated the entire asset's profile. UBS embarked on this vision around the same time Viking acquired 8044 in a joint venture with DRA Advisors. Admittedly, the firm explored several options for relocating their "flagship Midwest office”. Having been #tenants since 1989, UBS experienced a lack of investment in 8044's amenities and interior design before Viking's ownership. However, Viking and DRA always intended to enhance the asset's value for both tenants and investors. We installed a cutting-edge fitness center, renovated the lobby, and upgraded various building amenities and design elements. According to the UBS team, these building upgrades effectively sealed the deal for them to stay at 8044. Now, UBS's show-stopping space serves as the pièce de résistance of the building's west lobby. “'Sale of the four outparcels at Randall Square marks a significant milestone in our larger value-add business plan for the shopping center,' said Jeff Sluzala, Viking’s director of asset management, in an emailed statement to Crain’s. 'Viking Partners has a long history of investing in retail real estate, and this asset is a prime example of what our platform can achieve.'” Needless to say, we are very pleased with our progress at Randall Square, including the Nordstrom Rack/Skechers leases and the related buildouts of their new stores. Last week, Viking sold the four outparcels at Randall Square to Northpond Partners. Viking Partners Fund V acquired Randall Square, which included the four outparcels and a power center component, in October 2023. The sale of the outparcels is part of Viking’s comprehensive value-add business plan for the asset, which also includes the leases we signed with Nordstrom Rack and Skechers earlier this year. We continue to own and operate the remaining power center. Today, the Viking team packed 1,470 weekend meals for children in the Ohio/Kentucky/Indiana tri-state with The Freestore Foodbank. Did you know that 250,000 individuals (80,000 children) in our tri-state don't know where they will get their next meal? Freestore Foodbank serves our neighbors in 20 counties across the Ohio/Kentucky/Indiana tri-state. The Viking team volunteered by packing PowerPacks. PowerPacks are intended to be a full weekend's worth of food and are sent home with children from school. Throughout the school year, Freestore Foodbank provides 220,000 PowerPacks. The organization relies heavily on volunteers to get the PowerPacks ready to send to schools. Freestore Foodbank recently moved its primary operation to the Frank & Conny Gerson Campus in Price Hill. The campus occupies a 195,000 SF #warehouse with administrative offices, cold storage, a training kitchen, classrooms, a market, and more. In their previous space, Freestore Foodbank only operated with one #dockdoor. The move to the Gerson Campus allowed them to expand operations with 15 dock doors. Last year, Freestore Foodbank provided 47 million free meals to individuals facing #foodinsecurity, representing a 27% increase in need compared to pre-COVID. Unfortunately, demand is expected to continue growing, presenting new and grander challenges. As a result, donations, resources, and volunteers are more critical than ever.
