If you're borrowing in order to invest and create a better return, it's good debt ?? If you're borrowing in order to buy a depreciating asset like a new car, it's bad debt ?? Got this purchase over the line on Friday ?? *ALMOST a no money down deal - Bought for £62,500 - Agreed to have keys on exchange - Small refresh - carpets, paint, new front door, window repair - Valued at £90,000 prior to completion - Secured a bridge based on the £90k valuation - Already rented at £850pcm I love these little deals, and will keep doing them as and when they come along. I used to source deals on rightmove, but if I'm honest I don't spend much time on it these days. 90% of my deals are found and secured either off market or pre auction. This requires relationship building, and involves a lot of work in the background. Proper systems need to be in place for monitoring and progressing leads. I usually buy under auction conditions (I can't stand the conveyancing process...), or secure the property via one of a few creative strategies. These strategies include things like option agreements, vendor finance, market value bridges, rent to buy, assisted sale etc. There's usually a way to get the deal done! How I bought this property using the vendor's money! ?? Today, I completed on the purchase of this building. I bought it for £625k, but only put down £60k on purchase - Here's how: The vendor needed a quick completion, and so I agreed to meet their deadline and their desired sale price IF I could defer £190k of the purchase price for 12 months. I will begin to pay interest after 6 months, so it's a free loan until then. A bridging lender is funding circa £375k, which clears the vendor's existing finance for them. The building is an old nightclub (called Mozarts...) & offices - been empty for 5 years and already has planning approved for 9x flats. I now go away and get planning permission for an HMO, and repay the vendor on refinance. Creative way to finance a deal, and a proper win win. . . . #propertydevelopment #ukproperty #creativefinance
