We've been a bit quiet lately, but we've been busy! Between tax credit applications, expanding the V?lker team, and kicking off new projects, there's a lot happening. We're excited to share that we've closed on financing for Chapel Branch Apartments in Lewes, DE! This phase will bring 42 two-bedroom and three-bedroom units, along with a clubhouse, to serve families earning 30% - 60% of the Area Median Income (AMI). Successful closings are always a team effort, and we couldn't have reached this point without the hard work and collaboration of many dedicated individuals and partner organizations, including: Delaware State Housing Authority (DSHA) Cinnaire Stearns Bank N.A. This week, we celebrated the groundbreaking at Carmany Place Apartments in Lebanon County. ??? Carmany Place is an affordable housing community designed to meet the critical need for larger rental homes to support our local workforce. Despite high demand for market-rate housing, Dr. Tom Carmany's commitment to affordable living made this project possible. It's time to celebrate another win for affordable housing in Pennsylvania! Awards for federal Low-Income Housing Tax Credits were announced by Pennsylvania Housing Finance Agency yesterday, and we are honored to have two projects included in the list of awardees. In total, these awards will help finance over 1,800 units of affordable rental housing units across Pennsylvania.?A complete list of the awardees can be found here. Eugene Tull/Timber, LLC and Volker Development are partnering on a new affordable housing community in the Fishtown/Olde Richmond section of Philadelphia.?The development will consist of 36 one- and two-bedroom units for qualifying households between 20% and 60% AMI levels.?One unique feature of this development is a green roof that will reduce the amount of rainwater runoff and reduces the building’s overall energy usage.?We are especially proud of the partnership with Timber, LLC, and looking forward to many more collaborations in the years to come. Steigel School Apartments is a 44-unit affordable senior (62+) rental community located in Manheim, PA.?This development will be an adaptive reuse of the historic Steigel Elementary School building, which operated for over 100 years before ceasing operations in 2017.?This project will provide high-quality one- and two-bedroom apartments for seniors between 20% and 80% AMI levels.?The development is located two blocks from downtown Manheim and has numerous neighborhood amenities. #affordablehousing #lihtc #keepbuilding

Yesterday the Ohio Housing Finance Agency (“OHFA”) released their list of projects receiving conditional commitments for the 2024 9% Low-Income Housing Tax Credits.?We are excited to report that our Walton Street Senior Apartments project was included in this list.?The 24 developments receiving conditional commitments create or preserve 1,514 units of family, senior and supportive housing across the state of Ohio.?We’d like to congratulate OHFA and all the recipients on a successful application round. Walton Senior Apartments is in the Clark-Fulton neighborhood in Cleveland, OH.?The 52-unit project will serve seniors 55 and older with incomes between 30% and 70% AMI.?Greg Baron says, “The need for affordable housing options for seniors continues to increase in Cleveland and throughout the country.?We’re extremely grateful for OHFA providing the largest piece of the puzzle for this development.” We look forward to continuing our partnerships with RDL Architects, Barton Communities, City of Cleveland, Cuyahoga County, and Cuyahoga Metropolitan Housing Authority as we continue to address the housing needs of the greater Cleveland area.
