  • Urban Logistics Realty (ULR), a Texas-based real estate developer, and a real estate investment fund advised by Crow Holdings Capital announce the sale of Urban District 290 business park to a local distributor in Northwest Houston.? “Urban District 290 is the latest addition to ULR’s series of Urban District developments, reflecting our commitment to advancing the evolution of industrial spaces,” Urban Logistics Realty Founder Jason Nunley. “Our focus is on creating exceptional real estate that enhances the lives of the people, companies and communities we serve.” The premium, two-building, shallow bay project totaling 238,200 square feet marks ULR’s first development in Houston. Located near the corner of Highway 290 and Bingle Road with immediate access to the highly coveted 290 Corridor, the project’s unique location made it the most infill development in Northwest Houston in 25 years.?Inside Beltway 8, Urban District 290 received sizeable interest from the existing tenant base in the development’s backyard. “Urban District 290 distinguishes itself as a premier infill development in Northwest Houston, which aligns seamlessly with our investment strategy”, said Urban Logistics Realty Development Manager Zach Stull. “We received substantial interest from tenants looking to upgrade their Class B space in Northwest Houston.     We are pleased to announce the sale of the Urban District 35 business park to High Street Logistics Properties . Situated strategically at the southeast corner of Interstate 35 East and US Route 377 (Fort Worth Drive) in Denton, Urban District 35 is a 31-acre master-planned development featuring four buildings totaling 440,663 square feet. “We are grateful for the collective efforts that have contributed to the realization of Urban District 35,” says Urban Logistics Realty Director Drew Feagin. “From the City of Denton's support to the site's ACME Brick history, the dedication of the design, engineering, leasing and construction teams all contributed to the commitment of the tenants who now call Urban District 35 home. Each hand involved has played a vital role in shaping this distinctive project where business will flourish.” Construction began in January 2022 and was completed in June 2023. To date, Urban District 35 is 67 percent leased and has attracted a diverse range of tenants, from local manufacturing to national distributors. “Urban District 35 is the latest in ULR’s series of Urban District developments dedicated to the pursuit of the evolution of industrial,” says Urban Logistics Realty Founder Jason Nunley. “We believe in developing exceptional real estate for the betterment of the people, companies and communities we serve.” Special thanks to Pennybacker Capital, LLC Capital was the equity partner, and First United Bank provided financing.
