    ?? Housing market: Economic indicators quarterly report published House prices, as measured by the UK House Price Index, increased by 4.6% between December 2023 and December 2024. ?? On a seasonally adjusted basis, average house prices increased by 0.3% between November and December 2024. ?? Mortgage approvals for house purchases reached a lockdown-related record low in May 2020. Approvals then increased significantly towards the end of 2020 but are now lower. Mortgage approvals for house purchases in January 2025 were up 18% on a year ago but broadly unchanged from December 2024. ?? Housing starts and completions?fell sharply during the Covid-19 lockdown but recovered since.??There were 36,580 house building completions (seasonally adjusted) in England in Q3 2024 a 13% decrease compared with Q2 2024, and a 12% decrease compared with Q3 2023. ?? There were 29,310 house building starts (seasonally adjusted) in Q3 2024, a 17% increase compared with Q2 2024, and a 38% increase compared with Q3 2023. This unusually low amount is likely due to house builders bringing forward projects to avoid the costs of complying with?new building regulatory standards, which caused a peak of 66,060 starts in Q2 2023. ?? The new standards relate to energy performance and electric vehicle charging points and were introduced from 15 June 2023. #planning #housing #newbuild #homes #development

    Twyford appeal for 230 dwellings allowed.. David Wilson Homes appeal for 230 dwellings on land north of the A4 in Twyford has been allowed. The main issues for the appeal were whether the appeal site was an appropriate location for residential development (sustainability and physical separation) and whether the proposal adequately provides for sustainable transport measures including pedestrian and cycle movements. With the appellant demonstrating that Wokingham Borough Council had only a 1.81 years housing land supply meant that presumption in favour of sustainable development applied and the inspector applies significant weight to the delivery of market and affordable housing and allowed the appeal. #planning #newhomes #homes #houses

    ?? Stroud Local Plan to be withdrawn after extended examination…. ?? In a letter to Stroud District Council CEO Ms Kathy O’Leary on 7th February 2025, Inspectors?Victoria Lucas MRTPI and Yvonne Wright MRTPI have written to the Council advising that the Local Plan should be withdrawn and refusing to provide further extensions of time in eth Examination to enable additional work to take place, in particular regarding proposals for junctions 12 an 14 of the M5 improvements. ?? They state in concluding that... “ We remain mindful of the Council’s desire to have a Plan in place. We recognise the contribution towards sustainable development objectives that having a Plan in place would make, not least by increasing the supply of housing and employment opportunities which are important Government objectives. However, this growth must be planned and delivered sustainably. Part of that consideration involves ensuring that the necessary infrastructure will be in place to support that growth……. We are mindful of the Minister of State’s 30 July 2024 letter to the Chief Executive of the Planning Inspectorate, in which he states “Pragmatism should be used only where it is likely a plan is capable of being sound with limited additional work to address soundness issues”. This is not the case with the Stroud Plan. ?? The letter also states “Where a plan is unable to be found sound, the local authority will need to work in partnership with their local community to bring forward a new plan.” In the light of this we consider that withdrawal of the Stroud District Local Plan Review from this Examination is now the most appropriate way forward.” The full letter from the inspectors can be viewed below.. #planning #building #newhomes #houses #newbuild
