Happy Wednesday!! ?? GREAT RETIREMENT???? OPTIONS!! Author | C. Knighten Why would anyone want to retire and buy recreational land? Oh, let me count the ways!! Essentially, purchasing property that they set-aside for leisure activities like hunting??, fishing??, hiking??♀?, camping??, or simply enjoying the natural beauty of a forest or mountains. Quite often this is how they will spend their new found leisure time, whether is simply relaxing in their new cabin home or enjoying the sounds of nature now that they have left the rat-race in the city. Another reason people often buy recreational land is to leave a legacy for their children and grandchildren. Many of them develop the land for recreation that can be shared with others for profit. Simple ways to develop the property can include either a campground or RV park, sometimes referenced as a caravan park. Here is a great list of options: KEY WAYS TO DEVELOP RECREATIONAL LAND: ??♀?Hiking / Walking Trails: In 2024 alone, 61.44 million people went hiking! That is roughly 1/3 of the population in the United States. It is popular with many age groups and is considered the most popular nature-based activity in the U.S. ??Camping or Glamping ground! Camping saw a huge increase after Covid hit....people wanted to go somewhere after being quarantined with less risk involved. Campgrounds can be quite profitable, however, you must consider the seasonality, location and expense to develop it. ??RV Park! An RV Park requires a bigger investment to develop it to ensure accessibility and basic amenities, like access to water, utilities and good roads with pads for parking. Depending on the location, it is also a great idea to offer internet access as well. ??Glamping! For the Gen Z crowd, this is the route they typically take. They are looking for nature access, but also want to feel pampered. This can be more expensive to develop as you are also investing in structures for your paying guests to enjoy. ??Birdwatching Sanctuary! The number of Americans who participate in birdwatching may surprise you: 96 million people across America, or roughly 3 out of every 10 people participate. This sport, knows no age boundaries, as people from 16 up actively pursue this activity! There are many ways to develop recreational land to provide both a sustainable income and amazing legacy for your family. If you have given this some thought, but are uncertain where to start, we are here to assist you in acquiring the best property to meet your needs. Happy Monday!! ?? IT'S NATIONAL SCHOOL?? BREAKFAST?? WEEK! Author | C. Knighten Two months into the new year, we celebrate National School ??Breakfast Week during the first full week in March. The objective of this holiday is to raise awareness about the purpose of this federally funded program. Science has proven that nutrition improves a child's over all mental and physical well being. Since its inception in 1966, the School ??Breakfast Program has served billions of nutritious and free meals to children regardless of their economic status. Ensuring that more students will receive free breakfast in Madison County from 2025-2026, Governor Sarah Huckabee Sanders signed Senate Bill 59 into law Feb. 20th. HISTORY OF NATIONAL SCHOOL?? BREAKFAST WEEK: This amazing plan to ensure that children have an opportunity to eat breakfast before they prepare to learn, is the brain child of Kentucky Congressman Carl Perkins, who originally proposed this plan for school children of low-income families. It took several months before a two-year pilot program finally launched in 1966. Providing this program, gave children a well-balanced meal that met, standard dietary regulations for all students. Throughout the course of the mid-1970s, the program was extended even further to expand the positive effects it provided for low-income families. With the companies like Food Research & Action Center lobbying for it's permanent adoption, it finally came to fruition in 1975. The program’s continuous expansion and eventual permanence resonated its importance throughout the country. Today, more than 90,000 schools participate in the School Breakfast Program. On an average day, 14.5 million students are served with fresh and nutritious breakfast as they head to their classes. GREAT WAYS TO CELEBRATE NATIONAL SCHOOL?? BREAKFAST?? Happy Monday!! ?? IT'S INTERNATIONAL HOOF ??MONTH!! Author | C. Knighten Observed each month in February, we celebrate International Hoof Care Month to bring awareness to the importance of looking after animals’ hooves. An ailing hoof may cause several issues! If it develops an infection can cause limping, create difficulty walking, and potentially develop arthritis and other joint issues. Additional issues may include, difficulty bending, due to pressure being put on the injured hoof...this may lead to malnutrition, the inability to breed and possibly death. Basically, a hoof is an enlarged toe. Toes are made of keratin, a protein also found in both human hair and nails. Hooves are composed of two structures, the ‘unguis,’ and the ‘subunguis.’ The ‘unguis’ is the nail, while the ‘subunguis’ is a fine layer on the underside of the nail. The ‘unguis’ surrounds the tip of the animal’s digit or hoof, like a cylinder, encircling the ‘subunguis.’ Animals with hooves are known as ‘ungulates.’ There are two categories of ungulates, odd-toed ungulates called ‘Perissodactyla’ and even-toed ungulates called ‘Artiodactyla.’ The odd-toed ungulates use an odd number of their toes while moving, usually one or three Examples of Perissodactyla’ include, horses, tapirs and rhinos. The even-toed ungulates, known as Artiodactyla, include, peccaries, American Bison Bachtrian camels and giraffes. They walk on two or four toes at at time.
