We had a great time at the ULI Colorado council meeting on Recreation, Entertainment, Tourism, and Leisure this week. Here are some of the highlights from the discussions: In presale for residential resort developments, your brand is the product until construction is completed. It give everyone a reason to believe, builds trust, credibility and interest. It is important to find the opportunity gap in positioning. We also heard a great discussion on adaptive reuse developments. Several of the developers realized they ended up with a much broader audience for use of their developments than initially targeted. They pointed to the need for larger than average contingencies for unanticipated repairs and upgrades. In one case, the developer was able to successfully work with the city for a mutually beneficial residential product offering that included large tax credits. Finally, we learn about water use law. Long term, there has been less water coming from Colorado. We got to listen to a former water court Judge. We discovered that water usage rights must be for a beneficial use and should be applied for after you get development permits. Overall, we enjoyed discovering Gateway Canyons Resort and Spa, located in the canyons on the boarder of Colorado and Utah. The ULI Colorado team and council leadership did a great job of hosting and facilitating the thought leadership. We look forward to attending next year!
