Yesterday I attended the ULI Charlotte "Emerging Trends in Real Estate" event in Charlotte, NC, and it’s clear that big changes and opportunities are on the horizon for our industry! We heard from real estate leaders across retail, industrial outdoor storage, and data centers, with Chuck DiRocco, CRE, CCIM, FRICS recognizing Charlotte and the Southeast as continued high-growth regions while also raising the critical question of affordable housing as demand rises. Some key takeaways: 1. We’re likely at the beginning of a new real estate cycle, bringing renewed energy into 2025. 2. Retail is “in vogue” again, with solid fundamentals attracting investors who are shifting focus from office. Industrial outdoor storage continues to gain traction, on the cusp of institutional-level interest. 3. Data centers are booming, with high investor interest despite concerns over power supply—investors are more concerned with missing out than overbuilding.
