    Make-Ready is a logistics problem, not a staffing problem…?? Here are the 5 logistics problems you face when dealing with make-ready: 1. High variability in the skills required (Paint, Maintenance, Cleaning, Surfacing, etc…) 2. Fluctuating turn numbers (10 one month, 2 the next) 3. Complicated staffing requirements (Impossible to perfectly staff for peak and down season) 4. Aggressive Timelines (Turns need to be cleared in 4-6 business days) 5. Complex to manage (Every turn has different requirements making them challenging to manage) None of these problems can be fixed by simply “hiring more, or better teams”.     Property Managers, I need your insight... ?? We have many properties who come to us, urgently needing turns completed, and can't find anyone to help. So we set them up on our app and ask them to go walk their unit to take a few pictures, and tell us what they need so we can give them a bid. (Which we do in 24hrs so it's much faster than having us come out to walk the unit for them) Yet less than 50% will walk the unit and tell us what they need. What am I missing? Does no one on the property go walk their unit before a turn? #propertymanager #maintenance #multifamily

    After 5 years in the multifamily and property management industry, I realized I've been focusing on the wrong problem... ?? When I got into this industry I thought the problem was getting turns done, but the truth is, that's the easy part. The hard part is: 1. Finding the actual decision maker. 2. Getting the decision maker to stop long enough to make a decision. 3. Coordinating with site teams who are actively drowning because they're overworked. 4. Struggling with adoption due to antiquated structures and business processes. 5. Endless conflicts of interest. and so much more… The industry is craving innovation but is struggling to absorb it because of one gigantic elephant sitting comfortably in the middle of every room: Industry Fragmentation. What we call an industry is really more like a bunch of people playing different sports simultaneously on the same field. Some people are playing buy and hold. Some are playing buy and flip. Some are playing by themselves, while other have hired coaches, teams, and even have sponsors. As a result, chaos is inherent, not incidental. I got into entrepreneurship because I wanted to work on solving problems, not just manage their fallout. So starting today, I'm opening up my calendar. Anyone (suppliers, investors, operators, executives, anyone) who wants to talk through the challenges they're facing in their corner of the industry, or collaborate on solving them, grab a time on my calendar and let’s talk. For now, my goal is to learn and add value where I can, then we’ll see where it goes from there. We’re all playing different games, but we share the same field.     Hey Real Estate investors, property operations is the hole in the boat where all the money is leaking out…?? Something I’ve noticed in this industry is a tendency to put all the money behind leasing and resident retention. (Which makes sense because it’s easier to directly measure how this is impacting your ROI.) However, it has come at a cost. Operations. When operations are healthy, things are busy, fast, sometimes high-pressure, but they are organized and efficient. These are not words I would use to describe the property operations I’ve encountered. The words I hear coming from property managers, regional managers, and maintenance, are chaotic, burnt out, and overworked. And it’s not occasional, it’s systemic. This is indicative of an industry out of balance. I know operations isn’t sexy. It doesn’t look good in a pitch deck. But it’s critical to the health of the industry, and it starts with the investor. As an investor you drive the priority by the things you focus on. My recommendation, check how much is being spent on marketing and retention compared to your operational infrastructure. If there’s a substantial delta, it’s probably worth taking a closer look. P.S. As a former CMO, I can tell you most of the time the marketing budget is inflated by at least 30% due to inefficiency and poor lead management. #innovation #realestate #investing
