Thank you City of Tucson for your leadership and foresight in passing the Community Corridors Tool! Tucson needs to think strategically and carefully about our growth. We cannot sustain the current levels of urban sprawl and focus instead on transit-oriented and walkable communities that preserve our desert landscapes, reduce carbon emissions, and improve the quality of life for Tucson residents. At the same time, the development community for too long has been hampered in their ability to built great projects in Tucson due to unnecessary red-tape, antiquated rules, and cumbersome processes. The Community Corridors Tools is not perfect, but it takes steps in the right direction to modernize our development tools with common-sense fixes. We are excited to share that a project we are supporting with bond financing, Lariat Village, was awarded $673,000 by Pima County Regional Affordable Housing Commission! Thank you Pima County for supporting over $5M in critical gap financing for affordable housing projects, supplementing over $88M in private capital in our county. Lariat Village, by Impact Residential Development, will provide 120 new units for family making 30% - 60% area median income, supporting families most in need of housing assistance. This project is an excellent example of how it takes a village to complete an affordable housing project. Not only will the project be supported by Pima County, but the Tucson Industrial Development Authority will be providing the project with a 4% LIHTC Private Activity Bond, and the City of Tucson has also contributed to the project's success with gap funding and vouchers. Nearly 3,500 units of housing supporting families, assisted living and rehabilitation have been developed with the use of tax-exempt bonds by the Tucson Industrial Development Authority between 1996 and 2023. We love mapping these numbers directly with individual members of our community who might otherwise have struggled with finding a place to live -- knowing that we are developing a supportive economy with the help of federal programming.
