As 2024 comes to a close, our leadership team convened in Los Angeles to celebrate and reflect on the qualities that continue to drive our achievements - collaboration, trust, resilience and innovation. Here's to ending the year on a high note and gearing up for an even stronger 2025.?

Last week, I hosted the first live recording of the Building Better Communities podcast at Bisnow’s #Multifamily Annual Conference in Los Angeles. I was joined by my special guest, Daryl J Carter, CEO and founder of Avanath Capital Management, LLC. Daryl is a leader in #AffordableHousing across the United States and a true icon in the real estate industry. What I enjoyed most was the interactive format of our discussion, where Daryl shared highlights from his remarkable career and discussed how Avanath plays a crucial role in improving the quality of life in their communities. This mission aligns closely with the values we hold at TruAmerica Multifamily, as we both strive to build better communities for the benefit of the many residents we serve. Bob Hart recently shared insights with Connect CRE on the political and regulatory outlook for #CRE. With anticipated rate cuts, reduced rent regulation, and pro-business policies under a new administration, Hart foresees a favorable economic climate for real estate. The recent 25 bps reduction in the federal funds rate is expected to put downward pressure on long-term rates, supporting stronger U.S. housing demand and multifamily expansion. Hart also discussed the impact of reduced regulation, increasing #multifamily demand, and improving vacancy rates as new supply slows.? The TruAmerica Multifamily senior management team recently enjoyed an offsite retreat filled with bonding and thoughtful discussions on company goals and objectives for the rest of 2024. We rounded out our valuable time together with a lunchtime bicycle ride along the Hermosa Beach Strand. 2024 is shaping up to be a strong year for our growth as a national multifamily platform, which now spans 17 states and over 60,000 units.? We look forward to an even more dynamic 2025 as we lay the groundwork for growth opportunities that will leverage our team’s deep operating expertise across the U.S. and support our mission to build better communities.??

We enjoyed collaborating?with our property managers on how to continue executing our strategy of building better communities throughout Florida.?

Last week, the TruAmerica Multifamily team attended the annual Chrysalis Butterfly Ball, hosted this year by Tiffany Haddish. It was inspiring to hear firsthand stories about how Chrysalis has helped thousands of homeless individuals in Los Angeles find and sustain meaningful employment. The event raised $1.5 million, which will support Chrysalis’s mission to help clients with employment, housing, and resources for a successful, fulfilling life after overcoming significant obstacles. Congratulations to Bob Hart on driving this year’s remarkable turnout. TruAmerica is proud to support organizations like Chrysalis whose missions align with ours of?building better communities.?

Bob Hart and Noah E. Hochman attended the Private Markets Annual Investor Conference in Toronto, hosted by our partner Manulife Investment Management. The conference brought together industry leaders, featuring a panel of CEOs, including Bob and two other CEOS from the food, #agriculture, and power generation sectors. Bob shared his expertise in #AffordableHousing and the residential housing sector, connecting with global investors and exploring impactful investment opportunities.?
