TriGate acquired Bryant Square in 2018 as part of a larger portfolio where a #reit was disposing of non-strategic assets. TriGate successfully re-tenanted and stabilized the property with 96% occupancy. TriGate would like to thank the team at JLL including Chris Gerard, Erin Lazarus & Barry Brown for their efforts leading the sale, which resulted in a very successful result for TriGate's third fund. TriGate Property Partners II, LP acquired the #shoppingcenter in 2014 from DDR REIT (now SITE Centers) with significant vacancy yet a lot of opportunity. The property is located at the highest trafficked intersection in the state and was well positioned to benefit from both upgrading tenancy and capital upgrades. Since acquisition: ?? TriGate increased occupancy from 70% to 93% ?? TriGate replaced Shopko with Target on a new long-term lease ?? TriGate replaced Sports Authority and Bed Bath & Beyond with three TJX concepts: TJ-Maxx, HomeGoods and Sierra Trading ?? TriGate replaced FYE with EOS Fitness on a new long-term lease ?? The property was sourced directly from the #lender who recently had #foreclosed, and was acquired via TriGate's fourth fully discretionary fund. The investment is congruent with TriGate's #dislocation strategy of buying or recapitalizing high quality assets with challenged capital structures due to higher #interestrates. TriGate is excited to team up for the first time with CWS Capital Partners, LLC who will be overseeing property operations including #leasing and #management. Site updates from Nolen Farm! Construction in Phase 3 (340 lots) is almost complete. D.R. Horton and Lennar are making great progress, with #Lennar recently selling their first townhomes. Site amenities in Phase 3, including a large park with a playground and volleyball courts, are underway and expected to be finished by Fall. The newly completed walking trail near the pond is already a hit with residents!
