#3Roots recently closed its largest loan transaction! ?? In August, 3Roots closed a $21 million loan with commercial real estate firm Fiser, Inc. The firm is a long-time, valued partner of 3Roots, and this deal was the largest loan transaction in its history. Middlebrook Farm is a 280,000-square-foot industrial warehouse development that will create more than 170 jobs in a low-income census tract of Knoxville. “I’ve worked with 3Roots many times over the years. I value their creativity and commitment to doing things the right way, all the time,” said David Fiser, president of Fiser, Inc. The team at 3Roots would like to congratulate David and the Fiser, Inc. team on another successful project. Chris Miller, CFO of 3Roots, said this about working with Fiser, Inc., “3Roots wants to have relationships with the highest-quality people and organizations doing impactful things across the region. David and the Fiser, Inc. team are just that. 3Roots is proud to have played a role in bringing this new facility to life.?We collaborated with our fantastic partners at SouthEast Bank and CBBC Bank to finance the development of the project led by Partners Development.?The perseverance and teamwork required to bring this project to fruition cannot be overstated. While the community focuses on the future of this fantastic new facility, we wanted to take a moment?to appreciate and recognize the multi-year investment of time and energy by the development team and the financing partners. Financing projects at UT Research Park at Cherokee Farm, a task that is part art and part science, presented unique challenges that many financial institutions shied away from.?3Roots, however, approached more than two dozen banks about the prospect of collaborating to finance the Innovation South Building. Thanks to the University of Tennessee, Knoxville's significant commitment to the project, we were able to assemble a financing team and aggregate capital to support this incredible project. Their support, along with the reputation and assurances of Partners Development and their associates, was instrumental in our success. Shout out to Russ Watkins, Randy Jenkins, Jimmy Dalton, John Cantrell, John Harris, and, of course, Tom Rogers. After a baby is born, everyone wants to see and hold the new baby, and nobody really wants to hear about the labor pains.?Cheers to this beautiful new baby and all its promise for the future, and thank you to everyone who collaborated with us during the process.?Strong Roots.?Smart Business.
