Brokers, here's how you win the listing to sell one of my properties. 1. Fly out to see the asset within a week of the listing agreement being signed. How can you pitch the deal if you haven't seen it? 2. Interview our property manager so you get smart about the property *before* you show me a first draft of the offering memorandum. 3. Expect multiple iterations on the offering memorandum before it goes live. This will annoy you, because you are a broker. You like doing sales, not editing documents. But we only get one chance to make a first impression. 4. Agree that you'll send me weekly updates about buyer activity (naming names). The buyer list is not your secret sauce. I need this info to make informed decisions as a seller. 5. Remove nonsensical terms from the listing agreement. If the buyer fails to close, you don't get to keep a portion of the earnest money. You brought that buyer who failed to close! 6. On most listings the brokerage's brand name is irrelevant. Other times it matters.
