New research from the Affordable Housing Tax Credit Coalition reveals the average rents for Low-Income Housing Tax Credit (LIHTC) homes are 38% lower than market-rate rents across 80 of the largest metro areas, an average savings of $653 per month when compared to market rate, an average annual savings of over $7,800 per lower-income household. While it would be great to see more affordable mixed-income communities vs. all lower-income properties, certainly no denying these savings which give individuals and families extra money for life's other necessities like transportation, health, insurance, etc. #affordablehousing #lihtc

Great story on our La Luna Community Cooperative which couldn't be a reality this past year without great partners, and ... great residents!! "Organizations ROC USA and Thistle Community Housing (both are Colorado Trust grantees) guided the La Luna residents through the process and helped them secure the needed funding to become a resident-owned community. The contributions included funding from the City of Lafayette, Colorado, Boulder County, the Colorado Department of Local Affairs and ROC USA." And of course, The Colorado Trust! The U.S. Interagency Council on Homelessness (USICH), U.S. Department of Housing and Urban Development (HUD), and the U.S. Department of Veterans Affairs (VA) announced that veteran homelessness has dropped to its lowest level on record since the annual Point-in-Time (PIT) started counting this data in 2009. Welcome news considering other challenging data around affordable housing & homelessness. So proud of our partnership with Esusu who report our residents' positive rental payments to major credit bureaus to help them build credit & economic opportunity! Still surprises us this is not a requirement for property owners because look at the Good rental payment reporting Good can do ... Key highlights - ? 358 residents reported their rent payments through Esusu’s platform. ? 53% of residents have experienced an improvement in their credit score, with an average increase of 34 points. ? Net change in credit scores across all participants is +11 points. ? The average credit score of participants is now 690, reflecting a strong overall improvement in residents’ credit health. ? 6% of residents have successfully transitioned from a subprime to a prime credit score, improving their access to more favorable financial opportunities. ? 43 new credit scores were established for residents who previously had no credit history, with an average new score of 668. These improvements demonstrate the significant impact that consistent rent reporting can have on financial stability and credit health. By reporting on-time rent payments, many residents have been able to build or enhance their credit profiles, paving the way for better financial opportunities and greater economic empowerment.
