To understand the discrepancy in NOI and Occupancy you can look at two places: Rent Roll Actual apartment rental rate and budgeted rental rate and The General Ledger at expenses. If you are gaining traction in occupancy and not in NOI, and you have to explain why, these are the places to look. There were concessions made before you, that you will have to live with, and you will need to explain this fact in the variance reports/financial reviews. And go ahead and prepare yourself, you more than likely will have to repeat this on every financial call until the gap closes. Understanding the variances and how rental rates directly affect NOI is crucial to financial literacy in senior living. Concessions that burn off quickly rather than a complete discount of rental rate is how you find the win win quadrant for resident, community and corporate office. ????
