1st day back and went straight into it ?? A long term, undetected, water leak has wreaked havoc underneath our clients dining room. Every. Single. Floor. Joist. Rotted. But that’s OK, we’re here to help them and the insurers get this resolved. It’s a great example though of how a project escalates and just how many things there are to be considered. In this one room alone we will have to: ?? Replace the DPM ?? Replace all the joists ?? Replace the sub floor ?? Replace the finished floor ?? Replace the skirting ?? Have the electrics checked (they ran under the floor) ?? Re-plaster all the walls (the wall covering needs to be removed & is taking the lath and plaster with it) ?? Replace the picture rail ?? Reapply new wall covering ?? Paint any exposed walls ?? Resupport the fireplace ?? Replace the hearth ?? Replace the fire surround And that’s after everything has to be stripped out and cleared away correctly.
