I get asked a lot “Hey David, is this a good time to buy? Or is this a good time to sell? Or should I wait?” Most REALTORS will tell you it’s always the right time to sell, but that’s not true. I prefer to look at the numbers and see what the numbers say. There’s 3 numbers you want to look at... Avg days on market Price trend List to sale ratio Here are those numbers for June? this year… Avg days on market right now is 41 days, that means you list your home, you will be sold in 41 days. Price trends are at 14.99%, that means pricing is increasing at 15% per quarter. Wow. List to sale ratio is 98.81%, that means homes sellers are getting almost 99% of their asking prices. I have included all of the counties, the entire MLS and some subdivisions as well. NOW, If you don’t see your subdivision or neighborhood on this report, drop a comment, and we will do this analysis for you for free.
