Five #Small Housing Lessons Two weeks ago I had the opportunity to keynote ULI Atlanta?s Housing Innovation Summit.?The theme focused on smaller interventions, so great platform to share both the promise - and ongoing challenges - of Building Small .?Here are the 5 lessons I shared. ZONING IS THE BEGINNING - a lot of energy and great progress being made changing zoning codes, but it is the tip of the iceberg. It might allow large projects in the greenfield to build a lot of MMH, but the Missing Middle dream is to enable surgical infill that will intensify neighborhoods, add more diverse housing and create equity equity ladders for heretofore shutout households.?The list of what else has to happen before THAT becomes a reality is long. Proponents need to be as focused and noisy on the other 20 actions, as they are on zoning. STARTING THE CONVERSATION - I preface my RiverHouse case study with the bar graph below. This is the result of community workshops started by the City, not by me as developer.?I just rode in on the coattails. By laying the groundwork for this housing typology, the community was already aligned, and anxious for someone to demonstrate the potential.?I got to be the hero, not the pioneer. DIVERSITY and AFFORDABILITY - so many programs, funding mechanisms, industry 'hacks' focus on housing affordability.?And while this is important, people are not talking as much about housing diversity.?With less than 25% of today's households being the standard 2 parents and 2 kids, a variety of housing options - regardless of what they cost - needs to be an important part of any housing conversation. FORM - NOT SIZE - MATTERS?- codes focus on lot size minimums.?Square feet.?Side and front yard setbacks.?Minimum width and length.?This leads neighborhoods designed by engineers laying out lots to conform to quantitative standards. A builder picks their most successful product and places it on the lot.?There is no consideration for how those homes fit together into a complete composition.?At RiverHouse we did the opposite.?We designed the urban form we wanted, and then backed into the lot lines.?And what resulted was very gerrymandered, and something most regulators would never approve. THOUGHT PARTNERS NOT ADMINISTRATORS?- The reason this project came to be was not because we have changed the codes, or adopted some new form of zoning du jour.?It was because the people in the planning department were invited to be thought partners on the project, not just administer the code.?Starting with early conversations of options and implications, they had a sense of authorship in the outcome and a sense of what could be accomplished if we worked together, rather than just checked the boxes. like this? join buildingsmall https://lnkd.in/ggwMm4eX attend SSDF#22 to hear more stories and meet like minded, Small thinkers https://lnkd.in/gARayfuS Jonathan Berk Sean Sweeney

An artful solution to a specific problem. Even though this new facility is much larger than our previous space, it is still not perfect. To expand our operations and be able to produce more homes for SW Colorado and beyond we had to maximize the space in some pretty creative ways. One issue we ran into early on was stairs. We knew we needed to add a second floor for #CLT panel layup and some office/break space. However, stairs were a recurring problem when we were workshopping different layouts. Ultimately one of our team members saw these really neat plywood spiral stairs and the team thought it could be a really neat addition to a timber focused facility. The devil is in the details as they say.... Now that the second floor in our new facility is standing, the team was feeling that the real work is still ahead of us. Building a second floor inside an existing structure was no small project, but when you're dealing with assembling large beams the next steps feel pretty clear cut. The team took some much needed time to regroup, reflect, and plan for the next few weeks. There are a lot of details around the systems, work stations, and processes that will all be necessary to get our new production facility up and running and producing #TAMBS panels for durable, efficient, and beautiful housing! #offsitehousing #manufacturing #coloradomanufacturing #coloradohousing #madeincolorado #panelizedconstruction

It is our pleasure to introduce the latest addition to our team, Patrick McBreyer. Patrick is studying Civil Engineering at Colorado School of Mines and chose to intern with Timber Age while back home in Durango for the Summer. He has a passion for both playing and composing music, and tries to spend as much of his time outdoors skiing, mountain biking, camping, and rafting. While at Timber Age Patrick will be focusing his time on the buildout of our new manufacturing space in Mancos CO. Specifically Patrick is interested in the engineering and design work that is going into the mezzanine, and wants to get as much hands-on experience as possible with equipment operation and building the structure itself. In addition to the mezzanine project, Patrick has been attending meetings between TAS and potential customers and partners to continue learning as much as possible about our processes and the Timber Age Modular Building Systems. We look forward to a summary from Patrick about what he has learned and helped us accomplish at the end of the summer!
