  • Erickson Grandview Bethesda, MD GC: The Whiting-Turner Contracting Company Architect: Hord Coplan Macht Engineer: SK&A Structural Engineers Erickson Senior Living - The Grandview is a premier continuing care community located in Bethesda, Maryland. The Grandview offers both active, independent living and higher levels of care in a setting close to Bethesda, MD’s best shopping, dining, and entertainment. The Grandview's impressive construction includes the use of Hambro Composite Steel Joists from Swirnow Structures, a key component that brings both efficiency and durability to the project. Swirnow Structures is having great success with taller structures by offering a solution which reduces overall costs as compared to traditional high-rise construction. The Swirnow Structures team served as a valuable trade partner for Whiting-Turner throughout the construction of RB 1.1. The Swirnow team provided an efficient structural solution which allowed for an accelerated building schedule and our comprehensive field support was a real benefit to the success of the project. “Hambro? on load-bearing metal studs was the best solution for this type of high-rise structure due to the lightweight nature of the system, long span capabilities, speed of installation and overall system performance. Our long history of working with Swirnow Structures has shown to be beneficial to the SK&A team” - Joseph Uchno SK&A Structural Engineers, PLLC “This project, which is one of Erickson’s first urban sites with many unique design features, presented many challenges. The Swirnow team was instrumental during the early design phase providing solutions which helped address these challenges while keeping the project on budget and holding to our design intent.” - Tim Barnhill Hord Coplan Macht, Inc. • The Guardian Silver Spring, MD GC: GCS-SIGAL Architect: Nelson Architects Engineer: Rathgeber/Goss Associates, P.C The Guardian, located in Silver Spring, MD, is a conversion of a five-story office building into residential rental apartments with a vertical addition of 6 floors above. The lightweight nature of the Hambro composite floor system provided an effective structural solution for this adaptive re-use project while minimizing the loads on the existing structure. This expansion adds 75,000 sq. ft. of new livable space, enhancing the building's capacity and offering modern, updated residences within the existing framework. The Swirnow Structures team worked closely with GCS Sigal to navigate the complexity of the project from conception to completion. SwirnowStructures.com

  • The Celadon Lancaster, PA GC: CH+N General Construction Architect: Phillips & Donovan Architects, LLC Engineer: TranSystems, Inc. The Celadon, located next to the Route 30 New Holland Avenue off-ramp, is a $55 million apartment complex set to welcome residents this summer. The development comprises 204 units distributed across eight three-story buildings and is situated near the Grandview Heights neighborhood. This prime location offers convenient access to major thoroughfares and is just an eight-minute drive from historic Downtown Lancaster. For the construction of Celadon, CH+N General Construction selected Hambro composite steel joists from Swirnow Structures. The Hambro system offers impressive fire and sound ratings, while saving money as the only steel joist and concrete floor system that bears directly on wood. The project utilizes 165,000 sq. ft. of Hambro flooring, demonstrating the system's capability to support large-scale developments efficiently. As part of their standard practice, Swirnow Structures provided a comprehensive job-site orientation to facilitate the implementation of the Hambro system. The Swirnow Structures team collaborated closely with CH+N General Construction, engineering firm TransSystems, Inc., and architectural firm Phillips and Donovan Architects. This holistic approach highlights Swirnow Structures' commitment to delivering quality products and exceptional service from project conception to completion.

  • Mint & Morehead Charlotte, NC Developer - Aspen Heights Partners GC - Samet Corporation Architect - dwell design studio, llc Engineer - Ehlert Bryan Engineering Consulting Installer - Baker Concrete Constructors "It was our first time working with the system and the Swirnow team stepped up to provide total project support which was invaluable to the Hambro installation and overall project success." - Drew Bardeleben Samet Corporation "Dwell Design Studio is proud of our successful collaboration with Swirnow Structures' pre-construction team, where exceptional teamwork has fueled the design process of this project. Together, we've crafted an exceptionally efficient high-rise structure, turning our design vision into reality. We eagerly anticipate future opportunities to collaborate." - Jose A. Perez, AIA, Principal Dwell Design Studio, LLC "This was our third building using Hambro on prefabricated light gauge metal studs and we are extremely pleased with the results. With continuously rising material costs, Swirnow Structures maintained a cost-effective solution which ultimately helped keep the structure on budget. We look forward to working with them on future buildings." - Jay Lynde Aspen Heights Partners _____________________ Mint and Morehead, located in downtown Charlotte, NC is a 17-story building with 12 stories of Hambro composite joists bearing on pre-fabricated light gauge metal stud panels (348,000 sq. ft.) over 5 stories of poured-in-place concrete parking. The Hambro floor system presents a cost-effective alternative to traditional poured-in-place concrete construction, offering significant advantages in both speed of installation and structural efficiency. By utilizing Hambro bearing on prefabricated metal studs, buildings can be closed in as they are erected, accelerating the overall construction schedule. This allowed the installer to deliver a full floor of approximately 28,000 sq. ft. every 9 days. The innovative "strip and go" forming system allows reusable plywood forms to be stripped just 24 hours after the concrete pour without requiring shoring, this enables subcontractors to commence their work immediately following the pour. Furthermore, the Hambro system provides a lighter weight structural solution, with only half the dead-load of traditional poured-in-place structures, reducing foundation requirements and overall construction costs. The superior fire ratings of the Hambro system can eliminate the need for fire dampers, while its high STC rating negates the need for additional additives such as Batt insulation, resilient channels, etc. These features collectively contribute to a more efficient, cost-effective, and faster construction process, making Hambro an optimal choice for a variety of project types.
