SSF is teaming with HYBRID ARCHITECTS LLC on the Songbird apartments! Located on 12th Avenue just south of Seattle University, Songbird is an apartment complex replacing several single-family rental houses. This project is six stories of wood-framed structure over three levels of concrete. The 107,300 SF project has 119 one- and two-bedroom units ranging from 500 – 675 square feet, 2400 SF of commercial space on the ground floor, parking for 46 cars and 102 bikes, and a rooftop amenity space. Unlike many of our other Hybrid/Kamiak projects, this building has two levels of sub-grade parking. Rather than dewatering the site, the team decided to build a matslab foundation, increasing the hydrostatic pressure on all sides of the structure below the water table. ??: Tom Geeslin Hybrid Architecture

SSF provided structural engineering services for the 21,800 SF Wenatchee Valley Reentry Center, a rehabilitation and transitional facility for men and women moving back into the community from the State Department of Corrections. SSF teamed with KMB architects and Andersen Construction to redesign and renovate two existing concrete buildings formerly part of the Deaconess Hospital, including adding a third-story program space. The third-floor addition has steel framing with open web steel joists, light gauge steel exterior walls, and window openings, which were added to the existing concrete floors. ADA accessibility was brought up to compliance, along with an overhaul of mechanical, electrical, and plumbing systems, interior and exterior stairs, and an elevator.
