Sector Highlights Biotech Vacancy & Demand: 17% vacancy persists amid muted demand and inventory build-up requiring years to absorb. Long-Term Outlook: San Diego remains a key biotech hub with long-term recovery potential. Office Space Demand Trends: Low demand persists as 45% of pre-pandemic leases remain active. Suburban vs. Downtown: Strong demand in suburban hubs (UTC, Carlsbad) contrasts with downtown's 31%+ vacancy rate.     Real estate, like any business, is challenging. If it were easy, everyone would be doing it. I’ll admit, there were times early on when I questioned if this was the right path for me or if I should return to a steady role in the restaurant business. But one lesson from a favorite former boss, Jeremy Bynum has always stuck with me: “If you’re comfortable, you’re not learning.” Starting in multi-family real estate taught me a lot about the market and the unique challenges each asset class faces. Many people look at real estate from 40,000 foot view, but once you dig deeper, you see the distinct demands of each asset type. Real estate isn’t just real estate; there’s a world of difference between retail, office, industrial, multi-family, flex, and residential. It’s like saying that all jobs in a bank are the same or that working on the line in a restaurant is just like managing the entire flow—each role comes with unique demands and skill sets. Cold calling, relationship-building, and understanding client needs are at the heart of what I do, no matter the asset type. Ultimately, real estate is a people business, and that’s where I thrive. Each role has its learning curve, and I focus on mastering the nuances, meeting expectations, and then bringing my unique strengths to the table. Recently, I moved from the multi-family team to the retail team, which feels like the perfect fit. With over 25 years in the restaurant industry, three years in commercial insurance, and one year in banking, I’m excited to bring this experience to my clients in retail real estate. I’m a firm believer that everything happens for a reason, and I’m looking forward to this new chapter with great enthusiasm. First one down, now lets go get the next one.
