Mobile home parks are one of the most tax-efficient investments you can make. This is in large part due to the fact that mobile home parks benefit from a favorable accelerated depreciation schedule. Most commercial real estate owners benefit from a depreciation schedule of 27.5 years. Compare this to mobile home parks, where many of its elements can be depreciated on a 15-year schedule. This is because unlike most commercial real estate, a majority of mobile home park value comes from land improvements. These land improvements include things such as roads, utility infrastructure, and park design. Mobile home parks provide some of the best unsubsidized affordable housing in real estate… …and they’re not making any more of it. This is in large part due to local governments putting a stop to new mobile home park development. Why? One reason is NIMBY (Not in my Backyard) Syndrome. The sad truth is that people are uncomfortable with mobile home parks being built near their single family neighborhoods. They feel it drives property value down and lessens curb appeal. The other piece is that local governments can’t tax mobile homes the same way they can tax single family single family homes. Mobile homes are taxed like a vehicle – so, that means less government money than a stick-built division would provide. In short, they’re a bad investment for the government, but they’re nonetheless a viable solution for the affordable housing crisis. Since the demand for affordable housing is skyrocketing and these properties aren’t being built… We see an opportunity to preserve these homes and create positive outcomes that benefit both our residents and our investors.

The North Beach Parking Plaza is a prime piece of property that sits on the main shopping corridor of one of the best beaches in the world. Touting an exceptional location in a rapidly growing market, North Beach Parking Plaza was newly constructed as a public-private partnership in 2016 to help offset the massive demand for parking on Clearwater Beach. Developed with a minimum useful life of 40 years, this property should not need any major capital expenditures for years to come. A disgruntled partnership amongst owners led the original developer down the path of selling. Immediately upon hearing the asset may come available, we reached out to the private owner and put the property under contract before it hit the open market. We then purchased the City of Clearwater’s portion of the garage to bring the entire parking facility private and unlock substantial value. We intend to improve and hold the North Beach Parking Plaza for decades to come. It’s a generational asset on Clearwater Beach that will provide stable, recurring income for many years into the future. This visibility of income provides safe, predictable cash flow (and clarity) for our Fund 3 partners. If you’re looking to build true legacy wealth and generate the best equity multiple over time, here’s how it works… - You invest. - You receive your entire principal back in full while retaining ownership. - You perpetually make income from that property for decades to come. …Or in our case (because it’s a fund structure), you’ll make infinite income from our entire portfolio of properties. The entire foundation of the model is built on never selling the asset. We implement a buy, improve, refinance and hold strategy where we provide several tax benefits right out of the gate. Then, we implement the cash-out refinances to get that cash back in a non-taxable manner. Due to the fact that we don’t sell our assets, we continually receive cash flow. Depreciation is never recaptured, and risk is mitigated by never having to bank on selling to see a return. Compare this to the typical buy, flip, and sell model.
