The construction industry is very small. Most homebuilders use the same trade partners. In most situations, that does not equate to the same end results and quality that our customers deserve. At Akel, our working trade relationships, standards, and expectations make all the difference. 1. We build long-term relationships with our trades. In many instances, our working relationships extend up to thirty years. I have the privilege of working with the next generation of trade partners that my father started with in the late '80s. Successful long-term relationships require abandoning a transactional mindset and instead embracing a relational mindset where there is a win-win approach with reliability, regular communication, and support. When both sides participate in cultivating this type of business relationship, navigating conflicts and challenges becomes easier or otherwise almost completely avoidable, and shared success flourishes. 2. Alignment of Vision. Today, there are fewer and fewer privately, family-owned homebuilders. Our trades know that our accountability is to our customers and only our customers. They understand that certain quality standards on other job sites are not allowed in an Akel Homes’ community. We do right by our customers and hold our trades to the highest standards. Like Akel, many of our trade partners are also privately owned, family businesses with deep ties to our local community. I never work with a trade where I do not have a strong relationship with the owner. Business is done with people. 3. Our construction documentation is clear and detailed. We finely tune our plans, specifications, and color selection process. I firmly believe we have one of the best color selection processes and offerings in South Florida. Managing that process would be impossible without proper documentation and procedures. There is a reason why more and more builders are reducing their option offerings and resorting to packages. One of the most important lessons I learned in construction early on is that decisions should never be made in the field. Our documentation to build each individual home in accordance with the selections chosen by the customer is organized and straightforward. This allows our trade partners to plan accordingly, order materials in advance, and execute in the field. 4. We lean into our trade partners. It might be shocking, but many builders don’t rely on the expertise of their trades. As builders, we are “jack of all trades” or generalists. Smart builders lean into the expertise of their trades. By working with the best trades, we are introduced to new construction methodologies, manufacturing relationships, and product offerings. By showing that you value the feedback of your trades and executing on that feedback, it fosters trust and creates opportunities. 5. Respect.
