    Not easy to buy apartments in this environment... But we did!! We closed yesterday on this townhome community in the Salt Lake City Metro. ?? Built in 1982 ?? 27 units ?? Fully occupied We first saw this property for sale in 2023 and made an offer, but couldn't get the price and terms we wanted... Late-2024 when this was still available, we took a second look... What I ??LOVE?? about this opportunity: 1?? Location ?? Located in West Davis County, which is projected to grow by 65% in the next 10 years... ?? A lot of new development in the area (schools, shopping, LDS Temple, housing) ?? Adjacent to major freeways (I-15, Hwy 193, and West Davis Corridor)... ?? Within a few miles of several major employers (Hill Air Force Base, Northrup Grumman, Freeport Center) ?? 6 miles from my parents' house (and where I grew up) 2?? Housing shortage ? Crisis-level housing shortage in Northern Utah... ? Home values have doubled every 12 years for the last 40... ? High rates and high cost of building ?? not a lot of new housing under construction (meaning crisis will get worse) ? We should see significant rent growth and appreciation... 3?? Ability to add value ?? No major renovations since it was built in 1982 ?? Lots of green space to add amenities ?? Property is in good condition - just needs to be updated We have $900k in the "war chest" for our renovations... ? $400k on exterior (parking lot, fences, paint, roofs, and curb appeal) ? $500k on interior renovations (About $18k per unit) Will be able to add amazing amounts of value to this property and the community... Even though it's a difficult time to buy, we still believe the fundamentals haven't changed...   • Meet Eleanor Rigby... Not the Beatles song, but the apartment building. Right in the heart of Salt Lake City... And she's almost 100 years old... Turns out, the 1920s were a great decade for architecture, because it's an absolutely beautiful building. This building has had many names in the last century... And has gone back and forth between a hotel and apartments over the years... Even so, I fell in love with Ms. Rigby the first time I saw her... (Even though she's more than twice my age) We paid $10.1 million to purchase this amazing building... And plan to hold it for many, many years to come... Best part about it? It's like an ATM that just keeps pushing out cash (we'll be making our 5th straight quarterly distribution later this week). And because it's only a few blocks from the city center, it will always be in demand (location, location, location, right?)... Eventually, we'll sell it... The way SLC is growing, it'll probably be worth 3x the purchase price when we do... And everyone involved will be pretty dang happy with the results... Now, a few shout-outs to people that have been instrumental in this investment... Mountain Classic Real Estate for doing such an amazing renovation - and for selling it to us, of course... BCC Construction Group for all the work you've done keeping it looking great... Dianne H. for sending this deal to us... Lance Revoir for the video (hope you don't mind that I'm sharing it)...     How do you keep moving forward as an apartment investor when interest rates are high, inflation sticky, prices down, and transaction volume essentially non-existent? Find really good people to bring on as partners... Introducing the new Director of Acquisitions at Streamline Capital Group... The Amazing Steven Richards (Kinda like "The Amazing Spiderman" but I don't think he can't crawl on walls). Most recently, he was weaving webs at the Marcus & Millichap office in #SaltLakeCity... And before that, swinging down the streets at a NYC-based, multifamily investment firm... He came on the team and made an immediate impact... (Impact for a team? That's kinda what he did playing football at Brigham Young University) Now, his role is to get the ball across the goal line, closing as many properties as we can get our hands on... Especially now... Mostly because interest rates are high, inflation is sticky, prices down, and transaction volume essentially non-existent... Which I think will prove to be the best buying opportunity in a long time... So be like Steven... And don't wait to buy real estate, buy real estate and wait!!
