    ? What is the difference between "entitlement" and "zoning" in land development? If you don't know don't feel bad. I recently presented one of our firm's entitled Florida ground-up multifamily development projects to a supposedly sophisticated ?? family office investment committee. They didn't know the difference. I am not surprised because the nuanced terms are often used interchanably, but in fact they mean different things. The term "entitled" typically refers to the legal right to use or develop a piece of land for a specific purpose, such as to build a house or commercial property. This entitlement may be granted by the government, through zoning or land-use regulations, or through a legal agreement with a property owner. ? On the other hand, "zoning" refers to the specific regulations that govern the use of land in a particular area. Zoning rules specify what types of buildings or businesses are allowed in different areas, as well as restrictions on building height, lot size, and other aspects of development. Zoning is often used to control urban sprawl, promote community safety, and protect the character of a neighborhood. ? This project is anticipated to address the dire need for attainable rentals in the immediate area. Sumter County, Florida is the fastest-growing area in the U.S. in regard to young workers.?? From 2020 to 2023, the working-age population in the Wildwood-The Villages metro area increased by 19.1% far surpassing the national growth of 15-64 year-old workers which inched up just 0.2%.
