  • Did you know that significant milestones on the calendar can have a profound psychological effect? These are things like the start of a new year or the changing of the seasons. This combined with other factors like: → More light → Better weather → Academic and professional calendars → FOMO …can seriously influence the way you make decisions about your next home purchase. • Saving for a down payment can feel like an uphill battle—but with the right game plan, it’s totally within reach. Here are four simple, effective strategies to help you get there faster: ?? Set a clear savings goal. How much do you actually need? A home affordability calculator can help you figure out a realistic number based on the type of mortgage you want and what fits comfortably within your budget. ?? Create a budget that works for you. Small changes can make a big impact. Review your spending, find areas to cut back, and reallocate those savings. Staying consistent will bring you to your goal sooner than you think. ?? Tap into down payment assistance programs. You might not need to do this all on your own. There are grants, low-interest loans, and state-backed programs designed to help buyers cover part (or even all) of their down payment. ?? Keep your savings separate. Open a high-yield savings account just for your down payment. Not only will this help you stay disciplined, but you’ll also earn a little extra along the way. Whether you're just starting or fine-tuning your approach, these four strategies will put you on the right path. And if buying a home isn’t on your radar just yet? That’s okay—when the time comes, you’ll be prepared. Let me know if you’d like recommendations on homebuyer programs or savings strategies that fit your situation. P.S. • You closed on a house, congrats!! Check out this post-move checklist. ? Change the locks/codes. The keys you’re given at closing for the house are typically the same ones used by the seller and may have distributed copies to family or friends who may not have returned them. ? Safely store closing documents. You signed a stack of paperwork during closing. Keep the copies of these documents in a secured place. ? Set up utility services. Contact utility companies in advance to set up services. This way, you’ll have electricity, gas, and water on move-in day. For other services like cable, internet, and security, you might arrange set up after closing. ? Change your address. Don’t forget to request mail forwarding from USPS to your new address so that all mail addressed to your previous residence will automatically forward to your new home. Also, change your address with: Insurance provider Subscription companies Gym membership Medical providers Credit card company Banks Your employer ? Update your driver’s license. Notify the DMV of your new address online, no need for an in-person visit. Your updated license will be mailed to you. ? Schedule a deep cleaning Some sellers clean before closing, but consider your own deep cleaning or hiring a company. This entails kitchen and bathroom disinfection, window wiping, baseboard cleaning, vacuuming, and appliance interior cleaning. Additional services like tile, grout, and carpet cleaning can also be scheduled. ? Create a home maintenance to-do list. Despite a home inspection, sellers may not address all minor concerns. Expect maintenance tasks upon moving in, like power washing, landscaping, painting, HVAC servicing, filter changes, window and door cleaning, detector testing, and air vent cleaning. Create a to-do list and schedule to manage these tasks efficiently.?
